A low-density residential zone for single detached houses on lots of at least 420 m² with 18 m of frontage, a 4.5 m front yard, a 7.5 m rear yard and a maximum building height of 9.5 m.

Other provisions in this section

  • Semi-detached dwellings are not permitted in the R1 Zone (Table 7-2).
  • Community garden, model home, temporary sales office, home occupation, secondary suite and short-term rental are subject to the specific use provisions of Part 5 (Table 7-2 note 1).
  • Lane-accessed lots: minimum lot frontage 12.0 m and minimum rear yard 13.0 m (Table 7-3 note 3).
  • Where a private garage faces a front lot line or an exterior side lot line, the minimum setback to the private garage is 5.7 m (Table 7-3 note 4).
  • Minimum interior side yard is 3.5 m where the interior side yard abuts a walkway, greenway, or stormwater management facility (Table 7-3 note 5).
  • Maximum lot coverage in the R1 Zone is shown as '-' (no requirement stated) in Table 7-3; the 23% coverage rule in note 2 applies only to the R1E Zone.
  • Table 7-3 note 1 (front yard = existing front yard less 10% or 9.0 m, whichever is greater) is not referenced by the R1 column.
