A mid-rise apartment zone allowing apartment buildings, podium townhouses, retirement residences and supportive/independent living facilities up to 44 m tall, with a lot frontage of at least 30 m and 80 m² of lot area per unit.

Other provisions in this section

  • Block townhouse, multiple-unit townhouse and street townhouse dwellings, model homes and secondary suites are not permitted in the RM2 Zone (Table 7-6).
  • Minimum separation between buildings containing dwelling units: no requirement (Table 7-8).
  • Maximum width of the front main wall of a block of multiple-unit townhouse dwellings: no requirement (Table 7-8).
  • Podium and tower requirements apply to any building with a height greater than 20.0 m (Table 7-8).
  • Podium height: minimum 10.5 m, maximum 20 m (Table 7-8).
  • Minimum tower step-back: 3 m (Table 7-8).
  • Maximum tower floor plate: 850 m² (Table 7-8).
  • Minimum tower separation: 30 m; a balcony may encroach into the required tower separation by the same amount a balcony may encroach into a required yard under Part 4 (Table 7-8 note 4).
  • Minimum tower setback from any rear lot line and interior side lot line: 12.5 m (Table 7-8).
  • Minimum 3 m wide landscaped strip on any interior side lot line or rear lot line abutting any other Residential Zone, except an RT or RM Zone (Table 7-8).
  • Minimum 3 m wide landscaped strip abutting a street line (Table 7-8).
  • Minimum rear yard for a back-to-back townhouse dwelling is 0.0 m where the dwelling units share a common wall (Table 7-8 note 1; townhouse forms other than podium townhouse are not permitted in RM2).
  • 45-degree angular plane applied from the rear lot line where the RM2 Zone abuts any other Residential Zone except another RM2 or RM3 Zone (Table 7-8 note 3).
  • Community garden, temporary sales office, home occupation and short-term rental are subject to the specific use provisions of Part 5 (Table 7-6 note 2).
