A medium-density residential zone for apartment buildings, multiple-unit townhouses and care/retirement residences on lots with at least 30 m of frontage, with buildings up to 11 m tall covering no more than half the lot.

Other provisions in this section

  • Minimum separation between buildings containing dwelling units: 2.4 m (Table 7-8).
  • Maximum width of the front main wall of a block of multiple-unit townhouse dwellings: 40 m (Table 7-8).
  • 45-degree angular plane: no requirement in RM1 (applies only in RM2 and RM3 per footnote 3 to Table 7-8).
  • Podium and tower requirements apply to any building with a height greater than 20.0 m; Table 7-8 states no podium/tower values (min/max podium height, tower step-back, tower floor plate, tower separation, tower setback all '-') for RM1.
  • Minimum landscaped strip of 3 m along any interior side lot line or rear lot line abutting any other Residential Zone, except an RT or RM Zone (Table 7-8).
  • Minimum landscaped strip of 3 m abutting a street line (Table 7-8).
  • Permitted encroachment of a balcony into a minimum required tower separation is the same as the permitted balcony encroachment into a minimum required yard under Part 4 (footnote 4 to Table 7-8).
  • Community garden, temporary sales office, home occupation and short-term rental are subject to the specific use provisions of Part 5 (footnote 2 to Table 7-6).
  • Not permitted in RM1: block townhouse, podium townhouse, street townhouse dwellings, model home and secondary suite (blank in Table 7-6).
