GMU zone, Vaughan: General Mixed-Use Zone

A low-rise (max 11 m) commercial and community mixed-use zone for shops, offices, restaurants, clinics and similar businesses on lots of at least 800 m2, with no new residential uses permitted.

- Required build-to zone: 3.5 m to 7 m from the street line (Table 8-3; n.1 not applicable to existing buildings; n.4: the build-to zone applies to a minimum of 30% of the street frontage, or a minimum of 55% on a corner lot; elsewhere on the lot only the minimum setback applies).
- Minimum building height: 8.0 m (Table 8-3 n.1: does not apply to existing buildings and structures).
- Minimum ground floor height: 4.5 m (Table 8-3 n.1: does not apply to existing buildings and structures).
- Minimum street wall: no requirement. 45-degree angular plane: no requirement in GMU (Table 8-3 n.6 applies the angular plane only to LMU, MMU, HMU, CMU and EMU).
- Podium and tower requirements apply to any building higher than 20.0 m, but Table 8-3 states no podium/tower values for GMU (min/max podium height, tower step-back, tower floor plate, tower separation, tower setback all '-').
- Parking may be provided as a surface parking lot, an above-grade parking structure or a below-grade parking structure (Table 8-3).
- Minimum landscape strip abutting a street line: 3.5 m wide (Table 8-3).
- Minimum landscape strip on any interior side lot line or rear lot line abutting a Residential Zone or an Open Space Zone: 3 m wide (Table 8-3).
- Table 8-2 n.5: the maximum gross floor area on each lot for all uses marked (5) (business service, financial institution, funeral services, health and fitness centre, hotel, hotel small scale, personal service, pet care/pet services establishment, place of entertainment, restaurant, take-out restaurant, retail, convenience retail, service or repair shop, supermarket, theatre, and existing commercial storage / motor vehicle sales) is 10,000.0 m2 combined.
- Table 8-2 n.6: funeral services, hotel, hotel (small scale), place of assembly, community facility, place of worship and existing day care centres are not permitted abutting a freight rail facility.
- Table 8-2 n.1: micro-manufacturing, community garden, place of worship, outdoor display area, outdoor patio, seasonal outdoor display area, temporary sales office, and existing fueling stations and drive-throughs are subject to the specific use provisions of Part 5.
- Uses marked 'E' (car wash, commercial storage, fueling station, motor vehicle body repair, motor vehicle rental, motor vehicle repair, motor vehicle sales, day care centre, drive-through) are permitted only if legally existing and used on the lot on the effective date of the By-law (s.2.5.1).
- Not permitted in GMU: shopping centre; all residential uses (apartment, block/multiple-unit/podium/street townhouse, live-work, independent living facility, retirement residence, supportive living facility); emergency service, long term care facility, school, post-secondary school; home occupation, secondary suite, short-term rental (Table 8-2 blank).
