Other provisions in this section

  • Table 8-5 standards apply to all uses other than townhouses: block townhouse and multiple-unit townhouse dwellings in the MMS Zone follow the RM1 Zone lot and building requirements (s.8.3.2(1)); street townhouse dwellings follow the RT1 or RT2 Zone requirements, as applicable (s.8.3.2(2)).
  • Maximum front yard: no requirement (Table 8-5, '-').
  • Maximum exterior side yard: 7.5 m (Table 8-5, as printed; no minimum exterior side yard is stated).
  • Minimum building height 8 m and minimum floor space index 0.5 (Table 8-5).
  • Surface parking is permitted in the rear yard only (Table 8-5, Specified Parking Area Requirements).
  • Minimum 3 m wide landscape strip along an interior side lot line or rear lot line that abuts a Residential Zone or an Open Space Zone (Table 8-5).
  • Minimum landscaped area 10% of the lot (Table 8-5).
  • Table 8-5 note 1: where flagged, the requirement is the lesser of the requirement shown or the existing condition as of the effective date of the By-law.
  • Table 8-4 note 2: business service, clinic, financial institution, personal service, restaurant, take-out restaurant, retail, convenience retail, service or repair shop, veterinary clinic, outdoor display area and outdoor patio are permitted only as part of a mixed-use development, and together are limited to a maximum of 30% of the gross floor area of all uses on the lot.
  • Table 8-4 note 3: apartment, block townhouse, live-work, multiple-unit townhouse and street townhouse dwellings may occupy a maximum of 40% of the ground floor frontage.
  • Table 8-4 note 5: business service, financial institution, health and fitness centre, personal service, pet services establishment, restaurant, take-out restaurant, retail, convenience retail, service or repair shop and supermarket are each limited to a maximum of 10,000.0 m2 gross floor area per lot for all such uses combined.
  • Table 8-4 note 1: micro-manufacturing, independent living facility, community garden, place of worship, home occupation, outdoor display area, outdoor patio, seasonal outdoor display area, secondary suite, short-term rental and temporary sales office are subject to the specific use provisions of Part 5.
  • Single detached dwelling and agriculture are permitted only where legally existing and used on the lot on the effective date of the By-law ('E').
  • Not permitted in MMS: art studio, funeral services, place of assembly, theatre, public parking, bed and breakfast.
