Other provisions in this section

  • Required build-to zone: 3–5 m (Table 10-3). Urban squares, driveways and walkways are permitted within the build-to zone provided their cumulative total does not exceed 25% of the total build-to zone requirement (note 3).
  • Build-to zone applies to a minimum of 75% of the street frontage; on any other portion of the lot only the minimum setback applies; on a corner lot a minimum of 80% applies (Table 10-3 note 4).
  • Minimum height: as shown on Schedule A (not applicable to an above grade parking structure, note 1).
  • Minimum ground floor height: 3.5 m; where lands are subject to active use frontage (required or convertible) on Schedule B-1, the minimum ground floor height is per Section 4.2 (note 7).
  • Minimum street wall: 9 m.
  • Minimum floor space index: as shown on Schedule A.
  • Podium and tower requirements apply to any building with a height greater than 14.0 m in the V2 Zone: minimum podium height 10.5 m; maximum podium height 14 m; minimum tower step-back 3 m; minimum tower separation for residential towers 25 m; minimum residential tower setback from any rear lot line and interior side lot line 12.5 m; minimum tower separation for office towers 20 m; minimum office tower setback from a rear or interior side lot line 10 m; maximum residential tower floor plate 750 m2.
  • Active use frontage (required) and active use frontage (convertible) apply where shown on Schedule B-1, in accordance with Section 4.2.
  • Minimum landscape strip along an interior side or rear lot line abutting an Open Space Zone: 3 m; minimum landscape strip abutting a street line: 3 m; no landscape strip requirement on an interior side or rear lot line abutting the V3 Zone.
  • Apartment dwellings are not permitted within the ground floor frontage, except that a maximum of 15% of the ground floor frontage may be used for lobby or other common areas associated with the apartment dwelling (Table 10-2 note 4).
  • Existing non-conforming uses, buildings and structures are permitted only if legally existing on the effective date of the By-law; their maximum gross floor area is the gross floor area existing at the effective date (Table 10-2 note 2).
  • Uses marked (1) in Table 10-2 (micro-manufacturing, independent living facility, community garden, place of worship, home occupation, outdoor display area, outdoor patio, temporary sales office, short-term rental) are subject to specific use provisions in Part 5.
  • Research and development and multiple-unit townhouse dwellings are not permitted in V2.
