LMU zone, Vaughan: Low-Rise Mixed-Use Zone

A low-rise mixed-use zone (buildings 8 to 20 m tall) allowing shops, offices, restaurants and services on the street level with apartments, townhouses and similar housing above or beside them.

Other provisions in this section

  • Minimum building height 8.0 m; minimum street wall 8 m; minimum ground floor height 4.5 m (Table 8-3).
  • Required build-to zone 3.5-7 m from the street line, applying to at least 60% of the street frontage (at least 50% on a corner lot); on the rest of the lot only the minimum setback applies (Table 8-3 note 2).
  • Urban squares, driveways and walkways are permitted within the build-to zone provided their cumulative total does not exceed 25% of the total build-to zone requirement (Table 8-3 note 3).
  • 45-degree angular plane applies, measured from the rear lot line and interior side lot line, only where the LMU Zone abuts any Residential Zone except RM2 and RM3 (Table 8-3 note 6).
  • Podium and tower requirements of the applicable zone apply to any building higher than 20.0 m; for LMU all podium/tower standards (podium height, tower step-back, tower floor plate, tower separation, tower setback) are shown as '-' (no requirement).
  • Parking: surface parking lot permitted (any part of a surface parking area is prohibited in the front yard and exterior side yard, but driveways may be located in any yard - note 7); above-grade parking structure not permitted; below-grade parking structure permitted.
  • Minimum landscape strip abutting a street line: 3.5 m wide.
  • Minimum landscape strip on any interior side lot line or rear lot line abutting a Residential Zone or Open Space Zone: 3 m wide.
  • Minimum landscape area: 10% of the lot.
  • Table 8-2 note 2: uses marked (2) are permitted only as part of a mixed-use development, and the total gross floor area of all such uses is limited to a maximum of 30% of the gross floor area of all uses on the lot.
  • Table 8-2 note 4 (apartment dwelling): the ground floor frontage shall consist of a maximum of 40% of all uses subject to this provision.
  • Table 8-2 note 5: maximum gross floor area on each lot for all uses marked (5) is 10,000.0 m2.
  • Table 8-2 note 6: uses marked (6) are not permitted abutting a freight rail facility.
  • Table 8-2 note 1: uses marked (1) are subject to specific use provisions in Part 5 of the By-law.
  • Table 8-3 note 1: the requirement shall not apply to existing buildings and structures (not attached to any LMU value in the table as transcribed).
  • Not permitted in LMU: art studio, car wash, automotive detailing, commercial storage, fueling station, funeral services, hotel (full scale), micro-manufacturing, motor vehicle body repair/rental/repair/sales, pet care establishment, place of assembly, place of entertainment, theatre, multiple-unit townhouse dwelling, podium townhouse dwelling, public parking, school, post-secondary school, drive-through.
