KMS zone, Vaughan: Main Street Mixed-Use - Kleinburg Zone

The Kleinburg main street zone allows small-scale shops, offices, restaurants and services with apartments above them on lots along Kleinburg's historic main street, with low building heights and buildings kept close to the street.

Other provisions in this section
- Maximum front yard 6 m (Table 8-5 note 1: the lesser of 6 m or the existing condition as of the By-law's effective date).
- Maximum exterior side yard 4.5 m (no minimum exterior side yard stated in Table 8-5).
- Minimum height: no requirement; minimum floor space index: no requirement.
- Surface parking is permitted in the rear yard only (Table 8-5, Specified Parking Area Requirements).
- Minimum 3 m wide landscape strip required along an interior side lot line or rear lot line that abuts a Residential Zone or an Open Space Zone (Table 8-5).
- Table 8-4 note 5: the maximum gross floor area on each lot for all note-5 uses combined (business service, financial institution, health and fitness centre, personal service, pet services establishment, restaurant, take-out restaurant, retail, convenience retail, service or repair shop, supermarket) is 10,000.0 m².
- Table 8-4 note 4: apartment dwellings are not permitted within the ground floor frontage of the lot, except that up to 15% of the ground floor frontage may be used for lobby or common areas associated with the dwelling.
- Table 8-4 note 1: micro-manufacturing, independent living facility, community garden, place of worship, bed and breakfast, home occupation, outdoor display area, outdoor patio, seasonal outdoor display area, secondary suite, short-term rental and temporary sales office are subject to the specific use provisions of Part 5.
- Single detached dwellings and agriculture are permitted only where legally existing and used on the lot on the effective date of the By-law ('E').
- Theatre, block townhouse, live-work, multiple-unit townhouse and street townhouse dwellings are not permitted in the KMS Zone (blank in Table 8-4).
- s.8.3.2(1)-(2) (townhouse standards per RM1/RT1/RT2) apply only to the WMS and MMS Zones, not KMS; s.8.3.2(3): Table 8-5 applies to all uses permitted in KMS.
