MMU zone, Vaughan: Mid-Rise Mixed-Use Zone

Part 8, Section 8.2, Table 8-2 and Table 8-3 of the City of Vaughan Zoning By-law 001-2021.

A zone for mid-rise mixed-use buildings between 11 m and 48 m tall that combine shops, offices and services with apartments and townhouses, built close to the street within a 5 m to 10 m build-to zone, on lots of at least 1,200 m² with at least 30 m of frontage.

Other provisions in this section

  • Minimum height 11.0 m and minimum street wall 9 m (Table 8-3).
  • Minimum ground floor height 4.5 m (Table 8-3).
  • Required build-to zone 5 m to 10 m from the street line; must apply to at least 60% of the street frontage, or at least 50% on a corner lot; on any other portion of the lot only the minimum setback applies (Table 8-3 note 2).
  • Urban squares, driveways and walkways are permitted within the build-to zone provided their cumulative total does not exceed 25% of the total build-to zone requirement (Table 8-3 note 3).
  • 45-degree angular plane required, applied from the rear lot line and interior side lot line, only where the MMU Zone abuts any Residential Zone except the RM2 and RM3 Zones (Table 8-3 note 6).
  • Podium and tower requirements apply to any building with a height greater than 20.0 m: minimum podium height 10.5 m; maximum podium height 20 m; minimum tower step-back 3 m; maximum tower floor plate 850 m2; minimum tower separation 30 m; minimum tower setback from any rear lot line and interior side lot line 12.5 m (Table 8-3).
  • Parking is permitted as a surface parking lot, an above-grade parking structure, or a below-grade parking structure (Table 8-3).
  • Surface parking is prohibited in all yards except the rear yard; this does not prevent a driveway in any yard (Table 8-3 note 8).
  • Minimum landscape strip abutting a street line: 5 m wide (Table 8-3).
  • Minimum landscape strip on any interior side lot line or rear lot line abutting a Residential Zone or an Open Space Zone: 3 m wide (Table 8-3).
  • Minimum landscape (%): no requirement stated (Table 8-3).
  • Table 8-2 note 3: uses marked (3) (art studio, business service, clinic, financial institution, health and fitness centre, personal service, pet care/pet services establishment, restaurant, take-out restaurant, retail, convenience retail, service or repair shop, supermarket, veterinary clinic, outdoor display area, outdoor patio) are permitted only as part of a mixed-use development, and their combined gross floor area is limited to a maximum of 50% of the gross floor area of all uses on the lot.
  • Table 8-2 note 4: apartment dwellings, multiple-unit townhouse dwellings and podium townhouse dwellings may occupy a maximum of 40% of the ground floor frontage.
  • Table 8-2 note 5: for uses marked (5), the maximum gross floor area on each lot for all such uses combined is 10,000.0 m2.
  • Table 8-2 note 6: uses marked (6) (funeral services, hotel, hotel (small scale), place of assembly, apartment dwelling, independent living facility, retirement residence, community facility, day care centre, long term care facility, place of worship, school, post-secondary school) are not permitted abutting a freight rail facility.
  • Table 8-2 note 1: fueling station, micro-manufacturing, independent living facility, community garden, place of worship, home occupation, outdoor display area, outdoor patio, seasonal outdoor display area, short-term rental and temporary sales office are subject to the specific use provisions of Part 5.
  • Fueling station is permitted only if legally existing and used on the lot on the effective date of the By-law ('E').
  • Not permitted in the MMU Zone: car wash, automotive detailing, commercial storage, motor vehicle body repair, motor vehicle rental, motor vehicle repair, motor vehicle sales, block townhouse dwelling, street townhouse dwelling, drive-through, secondary suite.
  • Table 8-3 note 1 (requirements do not apply to existing buildings and structures) is not flagged against any MMU value in the extracted column.
