A research and technology employment zone for labs, offices, light manufacturing and related businesses, where buildings must sit close to the street and homes are not allowed.

Other provisions in this section
- Maximum yard abutting a street: 2.0 m for the ground floor of a building, except where a visibility triangle is required for a driveway access (9.1.3 a i).
- Where a building already exists on the lot in conformity with the 2.0 m maximum yard and its ground-floor facade equals 25% or more of the length of any street line, the maximum yard does not apply to additional buildings (9.1.3 a ii).
- Lots abutting existing Frid Street and Chatham Street: no minimum or maximum yard applies (9.1.3 a iii).
- On a corner lot the 2.0 m maximum yard applies to only one of the lot lines abutting a street (9.1.3 a iv).
- No minimum front, rear, side or flankage yard, minimum lot area, lot width or lot coverage is stated in Section 9.1.
- Parking per Section 5 of the By-law; notwithstanding Section 5.6 c) iv, no parking is required for Financial Establishment, Personal Service, Restaurant or Retail (9.1.3 e).
- Outdoor storage and outdoor assembly permitted only in conjunction with a building; not permitted in a front yard or required flankage yard; may not exceed 85% of total lot area; must be screened from any abutting street by a Visual Barrier per Section 4.19 (9.1.3 f).
- Child Care Centre, Financial Establishment, Personal Service, Restaurant and Retail are permitted only on the ground floor of a building with minimum GFA of 2,000 m² and minimum 2 storeys, unless within an existing Planned Business Centre; the second storey must be at least 75% of the ground-floor GFA; an individual retail establishment is limited to 500 m² GFA (9.1.3 g).
- Alcohol Production Facility, Manufacturing, Motor Vehicle Service Station, Repair Service and Warehouse are permitted only within an existing building (9.1.3 h).
- No Hotel within 300 m of 501 Main Street West (9.1.3 i).
- Maximum GFA for an Alcohol Production Facility: 5,000 m² (9.1.3 j).
- Combined accessory retail showroom area and tasting room: maximum 25% of the principal use GFA or 500.0 m², whichever is less; retail or accessory retail at a motor vehicle service station limited to 280 m² GFA (9.1.3 k).
- Accessory buildings per Section 4.8; no accessory building permitted in a front yard or flankage yard (9.1.3 l).
- Prohibited manufacturing uses (except as accessory to another permitted manufacturing use): concrete crushing; manufacturing of asbestos, phosphate or sulphur products; primary production of chemicals, synthetic rubber, plastic, asphalt or cement (mixing/blending/treatment excluded); processing or refining of petroleum or coal; processing, milling or packaging of animal feed; rock crushing; salvage, recycling or scrap yard; slaughtering, eviscerating, rendering or cleaning of meat, poultry or fish or by-products; smelting, refining, rolling, forging or extruding of ore or metal; stamping, blanking or punch-pressing of metal; tanning or chemical processing of pelts or leather; vulcanizing of rubber; explosives manufacturing; pulp and paper mills (9.1.2 i).
- Prohibited even as accessory uses: Child Care Centre, Drive Through Facility, Dwelling Unit, Place of Worship (9.1.2 ii).
- Motor Vehicle Washing Establishment permitted only as an accessory use to a Motor Vehicle Service Station (9.1.2 iii).
