Other provisions in this section

  • No minimum rear yard or interior side yard is stated for the zone; the only stated setback is 3.0 m for any yard abutting a street (9.10.3 c).
  • Built form for new development: minimum length of the ground floor facade must equal 50% or more of the front lot line measurement (9.10.3 e).
  • Landscaped area: a minimum 3.0 m wide landscaped area must be provided and maintained abutting a street, except at points of ingress and egress (9.10.3 f).
  • Outdoor storage and outdoor assembly of goods, materials or equipment are permitted only as an accessory use; not permitted in a front yard or required flankage yard; must not exceed 85% of total lot area; must be screened from any abutting street by a visual barrier per Section 4.19 (9.10.3 g).
  • Outdoor display of goods, materials or equipment is permitted only as an accessory use, in a yard abutting a street, but no closer than 3.0 m to the lot line (9.10.3 h).
  • Airport Waste Processing Facility and Airport Waste Transfer Facility: any building, structure or land so used must be at least 300.0 m from a Residentially Zoned or Institutionally Zoned property lot line, and the use is permitted only within wholly enclosed buildings (9.10.3 i).
  • Office, Industrial Administrative Office and Surveying, Engineering, Planning or Design Business: total combined gross floor area must not exceed 4,000.0 m2 per individual building (9.10.3 j, By-law 24-137).
  • Alcohol Production Facility: maximum gross floor area 5,000 m2 (9.10.3 k, By-law 18-219).
  • Accessory retail, showroom area and tasting room: maximum combined gross floor area is the lesser of 25% of the principal use's gross floor area or 500.0 m2 (9.10.3 l).
  • Cannabis Growing and Harvesting Facility: no outdoor storage or outdoor assembly permitted; retail sales permitted per 9.10.3 l; notwithstanding Section 4.12 c), buildings/structures must be set back at least 150 m from any lot line abutting a Residential, Institutional or Commercial and Mixed Use Zone, and from any residential dwelling unit existing at the date of by-law passing, farm labour residence, mobile home, educational establishment, residential care facility, place of worship, day care or parking in a Rural Classification Zone (9.10.3 m, By-laws 18-266 and 21-189).
  • Parking per Section 5 of the By-law (9.10.3 n).
  • Accessory buildings per Section 4.8 of the By-law (9.10.3 o).
  • Prohibited manufacturing uses (except as accessory to another permitted manufacturing use): manufacturing of asbestos, phosphate or sulphur products; outdoor storage; primary production of chemicals, synthetic rubber or plastic; processing or refining of petroleum or coal; processing, milling or packaging of animal feed; salvage yard; slaughtering, eviscerating, rendering or cleaning of meat, poultry or fish or by-products; smelting of ore or metal; tanning or chemical processing of pelts or leather; vulcanizing of rubber or rubber products; explosives manufacturing; pulp and paper mills (9.10.2 i).
  • Prohibited even as accessory uses: Child Care Centre, Dwelling Unit, Elementary School, Rock Crushing Plant, Secondary School (9.10.2 ii, By-law 25-155).
  • Commercial Recreation (restricted to a Fitness Centre) and Personal Service are prohibited except as an accessory use to another permitted use (9.10.2 iii, By-law 19-062).
