A port-industrial zone on Hamilton Port Authority lands (Piers 25 to 27, north of Burlington Street) for shipping, navigation and related industrial uses such as warehouses, transport terminals, marine service and manufacturing, with no homes or child care allowed.

Other provisions in this section

  • 9.14.2 i): the following manufacturing uses are prohibited even as accessory uses: beverage distillation; breweries; concrete crushing; manufacturing of asbestos, phosphate or sulphur products; primary production of chemicals, synthetic rubber, plastic, asphalt or cement (mixing/blending/treatment excluded); processing or refining of petroleum or coal; processing, milling or packaging of animal feed; rock crushing; salvage yard; slaughtering, eviscerating, rendering or cleaning of meat, poultry or fish or by-products; smelting of ore or metal; tanning or chemical processing of pelts or leather; vulcanizing of rubber or rubber products; explosive manufacturing; pulp and paper mills; waste processing facility; waste transfer facility.
  • 9.14.2 ii): Child Care Centre and Dwelling Unit are prohibited, even as an accessory use (By-law 25-155, Aug 6, 2025).
  • 9.14.3 b): yard abutting a street must be at least 6.0 m and at most 27.0 m; the 27.0 m maximum does not apply to additional buildings where an existing conforming building has a ground-floor facade of 25% or more of any street line, and on a corner lot applies to only one street lot line (By-law 24-137, Jul 12, 2024).
  • 9.14.3 c): maximum gross floor area for an Office use within an individual building is 3,000 m2.
  • 9.14.3 d): maximum gross floor area for an Industrial Administrative Office is 10,000 m2 on a lot.
  • 9.14.3 e): combined accessory retail and showroom area limited to the lesser of 25% of the principal use's gross floor area or 500.0 m2.
  • 9.14.3 f): minimum 6.0 m wide Landscaped Area abutting a street (except ingress/egress); within it, a minimum 3.0 m wide Planting Strip between parking spaces, aisles or driveways and the street.
  • 9.14.3 g): Outdoor Storage and Outdoor Assembly only in conjunction with a building; not permitted in a front yard or required flankage yard; not to exceed 85% of total lot area; set back minimum 20.0 m from any lot line abutting a Residential or Institutional Zone and screened by a Visual Barrier per Section 4.19; Outdoor Storage screened from any abutting street by a Visual Barrier per Section 4.19; Outdoor Storage screened from the QEW by a Visual Barrier (continuous planting of trees/shrubs, earth berm, or combination, no maximum height) located not less than 3.0 m from the QEW street line.
  • 9.14.3 h): Outdoor Display permitted only as an accessory use, allowed in a yard abutting a street but no closer than 3.0 m to the lot line, and limited to a combined maximum of 25% of the Landscaped Area required by 9.14.3 f) i).
  • 9.14.3 i): stockpiles of salt and soils must not be located within 250 m of a lot line abutting a Residential or Institutional Zone, and must be secured under a roofed structure with a minimum of three walls (in addition to clause g).
  • 9.14.3 j): parking in accordance with Section 5 of the By-law.
  • 9.14.3 k): accessory buildings in accordance with Section 4.8 (By-law 21-189, Oct 13, 2021); no accessory building permitted within a front yard or flankage yard (By-law 18-092, Apr 11, 2018).
