A light industrial zone for factories, warehouses, contractor yards, offices, labs and similar businesses on lots of at least 4,000 square metres, with extra setbacks, planting strips and screening where the property borders homes or institutions; no dwelling units are allowed.

Other provisions in this section
- 9.6.2 i): the following manufacturing uses are prohibited even as accessory uses: manufacturing of asbestos, phosphate or sulphur products; primary production of chemicals, synthetic rubber, plastic, asphalt or cement (mixing, blending, treatment or similar process excepted); processing or refining of petroleum or coal; processing, milling or packaging of animal feed; salvage yard; slaughtering, eviscerating, rendering or cleaning of meat, poultry or fish or by-products; smelting of ore or metal; tanning or chemical processing of pelts or leather; vulcanizing of rubber or rubber products; explosives manufacturing; pulp and paper mills.
- 9.6.2 ii): Child Care Centre, Dry Cleaning Plant, Dwelling Unit and Place of Worship are prohibited, even as accessory uses (By-law 25-155).
- 9.6.3 d): minimum 6.0 m yard from any portion of a lot line abutting a lot line within a Residential Zone or an Institutional Zone.
- 9.6.3 e): maximum building height 11.0 m abutting a Residential or Institutional Zone; may be increased equivalently as the yard increases beyond the 6.0 m minimum of 9.6.3 d).
- 9.6.3 f): any building or structure used for Manufacturing must be set back at least 20.0 m from any lot line abutting a lot line within a Residential or Institutional Zone.
- 9.6.3 g): outdoor training facilities associated with a Trade School are prohibited.
- 9.6.3 h): Medical Clinic limited to a combined total of 3,000 m2 gross floor area on a lot.
- 9.6.3 i): Office use (excluding accessory office) limited to 3,000 m2 gross floor area within an individual building.
- 9.6.3 j): Industrial Administrative Office or Surveying, Engineering, Planning or Design Business limited to less than 10,000 m2 gross floor area on a lot.
- 9.6.3 k) i): minimum 3.0 m wide Landscaped Area abutting a street, except at points of ingress and egress.
- 9.6.3 k) ii): minimum 3.0 m wide Planting Strip where a lot line abuts a lot line within a Residential or Institutional Zone.
- 9.6.3 l): Visual Barrier required along any lot line abutting a lot line within a Residential or Institutional Zone, per Section 4.19.
- 9.6.3 m): Outdoor Storage and Outdoor Assembly permitted only in conjunction with a building; not permitted in a required yard abutting a street, nor in a Front Yard or Flankage Yard along Barton Street/Barton Street East; not to exceed 85% of total lot area; set back minimum 20.0 m from lot lines abutting a Residential or Institutional Zone and screened by a Visual Barrier (Section 4.19); screened from view from any abutting street by a Visual Barrier (Section 4.19).

- 9.6.3 r): accessory buildings per Section 4.8; no accessory building permitted within a front yard or a flankage yard.
- 9.6.3 s): Cannabis Growing and Harvesting Facility: no outdoor storage, outdoor assembly or outside displays (notwithstanding m) and n)); retail sales permitted per 9.6.3 o); buildings/structures must be set back at least 150 m from any lot line abutting a Residential, Institutional or Commercial and Mixed Use Zone (notwithstanding Section 4.12 c)).
