Other provisions in this section

  • Prohibited manufacturing uses, even as accessory uses (9.11.2 i): explosives; asbestos, phosphate or sulphur products; outdoor storage; primary production of chemicals, synthetic rubber, plastic, asphalt or cement (mixing/blending/treatment excepted); petroleum or coal processing/refining; animal feed processing, milling or packaging; pulp and paper mills; salvage yard; slaughtering/rendering of meat, poultry or fish; smelting of ore or metal; tanning or chemical processing of pelts or leather; vulcanizing of rubber; waste processing facility; waste transfer facility.
  • Prohibited uses, even as accessory uses (9.11.2 ii): Child Care Centre, Dwelling Unit, Elementary School, Outdoor Storage, Place of Worship, Rock Crushing Plant, Secondary School, Waste Processing Facility, Waste Transfer Facility.
  • Commercial Recreation (restricted to a Fitness Centre) and Personal Service are prohibited except as an accessory use to another permitted use (9.11.2 iii).
  • Motor Vehicle Washing Establishment is permitted only as an accessory use to a Motor Vehicle Service Station (9.11.2 iv).
  • Maximum yard abutting a street is 27.0 m; on a corner lot this maximum applies to only one street lot line (9.11.3 c ii, iii); the maximum does not apply to accessory buildings (9.11.3 r ii).
  • Any building or structure used for Manufacturing (excluding accessory office space) must be set back at least 20.0 m from any lot line abutting a Residential or Institutional Zone (9.11.3 g).
  • Outdoor training facilities associated with a Trade School are prohibited (9.11.3 h).
  • Maximum gross floor area for Office use within an individual building: 3,000 m2 (9.11.3 i).
  • Total combined gross floor area of Office, Industrial Administrative Office and Surveying, Engineering, Planning or Design Business shall not exceed 4,000.0 m2 per individual building (9.11.3 j).
  • A 6.0 m wide Landscaped Area must be provided abutting a street, except at points of ingress and egress (9.11.3 k ii).
  • Where a lot line abuts a Residential or Institutional Zone lot line, a minimum 3.0 m wide Planting Strip is required (9.11.3 k iii).
  • A Visual Barrier per Section 4.19 is required along any lot line abutting a Residential or Institutional Zone lot line (9.11.3 l).
  • Outdoor Display of goods, materials or equipment is permitted only as an accessory use, in a yard abutting a street no closer than 3.0 m to the lot line, and limited to a combined maximum of 25% of the Landscaped Area (9.11.3 m).
  • Maximum gross floor area for an Alcohol Production Facility: 5,000 m2 (9.11.3 n).
  • Cannabis Growing and Harvesting Facility: no outdoor storage or outdoor assembly; retail sales per 9.11.3 p); building must be set back at least 150 m from any lot line abutting a Residential, Institutional or Commercial and Mixed Use Zone and from any existing residential dwelling unit, farm labour residence, mobile home, educational establishment, residential care facility, place of worship, day care or park in a Rural Classification Zone (9.11.3 o).
  • Maximum gross floor area for accessory Retail, Showroom Area and Tasting Room: the lesser of 25% of the principal use gross floor area or 500.0 m2 (9.11.3 p).
  • Parking per Section 5; any parking structure must be located in the rear yard; where the lot fronts on Garner Road, Glancaster Road or Twenty Road, no parking is permitted in the front yard or side yard (9.11.3 q).
  • Accessory buildings per Section 4.8; the 27.0 m maximum yard abutting a street does not apply to them (9.11.3 r).
  • Existing single detached, semi-detached or duplex dwellings (9.11.4): additions or alterations increasing interior volume/size are permitted up to a maximum 10% of the gross floor area existing at the date of passing of the by-law, and side yard setbacks of the addition shall not be less than the existing side yard setbacks.
