Other provisions in this section
- Prohibited manufacturing uses (9.7.2 i), unless accessory to another permitted manufacturing use: agricultural greenhouse; beverage distillation; breweries; dry cleaning plant; manufacturing of asbestos, phosphate or sulphur products; outdoor storage; primary production of chemicals, synthetic rubber or plastic; processing or refining of petroleum or coal; processing, milling or packaging of animal feed; salvage, recycling or scrap yard; slaughtering, eviscerating, rendering or cleaning of meat, poultry or fish or by-products; smelting or extruding of ore or metal; tanning or chemical processing of pelts or leather; vulcanizing of rubber or rubber products; explosives manufacturing; pulp and paper mills.
- Prohibited even as accessory uses (9.7.2 ii, By-law 25-155): Child Care Centre, Dwelling Unit, Rock Crushing Plant.
- Where the property abuts Dickenson Road West: minimum yard 6.0 m and maximum yard 25.0 m (9.7.3 b ii).
- Built form for new development: minimum length of the ground floor facade shall be 60% or more of the front lot line measurement (9.7.3 d).
- Combined gross floor area of any Office and Industrial Administrative Office uses shall not exceed 4,000.0 m² per individual building (9.7.3 e).
- A 3.0 m wide landscaped area shall be provided and maintained abutting a street, except at points of ingress and egress; 6.0 m wide for properties abutting Dickenson Road West (9.7.3 f ii-iii).
- Outdoor storage and outdoor assembly not permitted in a required front yard or required flankage yard; shall not exceed 85% of total lot area; shall be screened from any abutting street by a visual barrier per Section 4.19 (9.7.3 g).
- Outdoor display of goods, materials or equipment permitted only as an accessory use, in a yard abutting a street, no closer than 3.0 m to the lot line (9.7.3 h).
- Maximum combined gross floor area for accessory retail and showroom area: lesser of 25% of the principal use GFA or 500 m² (9.7.3 i).
- Parking in accordance with Section 5 (9.7.3 j).
- Accessory buildings in accordance with Section 4.8 (9.7.3 k).
- Existing single detached, semi-detached and duplex dwellings (9.7.4): additions/alterations increasing interior volume or size permitted up to a maximum 10% of the GFA existing at the date of passing of the by-law, and side yard setbacks of the addition shall be no less than the existing side yard setbacks (in addition to Subsection 4.12 c) and per s.34(10) Planning Act).
