A low-density residential zone for detached houses on large lots (at least 836 m² with 22.5 m of frontage), with a 9 m front yard, 12 m height limit and 30% lot coverage, plus extra restrictions where the lot carries the -0 suffix.

  • Maximum dwelling depth: n/a (Table 6.3.1).
  • -0 Suffix Zone: where lands are shown on the Part 19 Maps in the -0 Suffix Zone, s.6.4 governs front yard, height/storeys, lot coverage and residential floor area ratio (Table 6.3.1 note -0).
  • -0 Suffix Zone residential floor area calculation (s.6.4.1): floor area on an attic level measured from exterior face of knee wall; attic space sharing a wall with a permitted storey and exceeding 1.8 m headroom is fully included; an attached garage is included where its height is 6.0 m or more (garage floor to highest point) and the floor area directly above it is less than 25% of the garage floor area.
  • -0 Suffix Zone main wall proportionality (s.6.4.4): for new buildings, at least 50% of the length of main walls facing the front lot line must lie between the minimum and maximum front yards; does not apply to additions to legally existing buildings.
  • -0 Suffix Zone (s.6.4.5): balconies and uncovered platforms prohibited above the first-storey floor level.
  • Accessory buildings (s.6.5): must be on the same lot as the primary use; not for human habitation or occupation for gain unless otherwise permitted; minimum yards same as the dwelling, except 0.6 m from any lot line when in a flankage or rear yard and at least 2.0 m from the dwelling; maximum height 4.0 m from grade, reduced to 2.5 m if less than 3.5 m from a flankage lot line; maximum coverage the greater of 5% of lot area or 42.0 m2, additional to the dwelling's coverage (not in -0 Suffix Zone).
  • Minimum setback from a daylight triangle: 0.7 m (Table 6.3.1 footnote 8, 2016-013).
  • Day cares (s.6.7): only on lots whose front or flankage lot line abuts an arterial or major collector road; interior side yard 4.2 m; driveway in front/flankage yard max 6.0 m wide plus 5.7 m additional continuous hard surface; playground equipment 1.8 m or taller set back 5.0 m from all lot lines, shorter equipment 2.0 m.
  • Parking structures (s.6.9): no vehicle-repair storage; portions no more than 1.37 m above the nearest lot line elevation need no setback except 1.0 m where abutting a Residential Zone; ventilator shafts set back 3.5 m from any lot line.
  • Separation of dwelling units (s.6.10, 2021-068): proposed rear lot lines for back-to-back townhouse blocks deemed rear lot lines until established; whole lot/block used for semi-detached/townhouse compliance; common element condominium regulations apply to proposed parcels of tied land.
  • Lodging house: maximum 3 lodging units (Table 6.2.1 footnote 2); only one of bed and breakfast, day care, lodging house, private home day care or short-term accommodation per lot (footnote 1).
