A low-density residential zone for detached houses on lots of roughly 511 m² with at least 16.5 m of frontage, allowing up to 12 m in height and 35% lot coverage, plus accessory residential units, home occupations and small-scale uses such as bed and breakfasts and day cares.

  • Maximum dwelling depth: n/a (Table 6.3.1).
  • Only one of bed and breakfast, day care, lodging house, private home day care or short-term accommodation is permitted on a lot (Table 6.2.1 footnote 1); a lodging house has at most 3 lodging units (footnote 2).
  • -0 Suffix Zone (s.6.4): where lands are shown in the -0 Suffix Zone on the Part 19 maps, s.6.4 overrides the front yard, storeys, height, floor area ratio and lot coverage regulations of Table 6.3.1.
  • -0 Suffix Zone residential floor area ratio rules (s.6.4.1): floor area on an attic level measured from the exterior face of the knee wall; attic space sharing a wall with a permitted storey and exceeding 1.8 m headroom counts in full; an attached garage of 6.0 m or more in height counts where the floor area directly above it is less than 25% of the garage floor area; maximum ratio per Table 6.4.1.
  • -0 Suffix Zone front yard (s.6.4.3): minimum = legally existing front yard less 1.0 m (parent-zone minimum for lots vacant or created after the effective date); maximum front yard for new dwellings = minimum front yard + 5.5 m.
  • -0 Suffix Zone main wall proportionality (s.6.4.4): at least 50% of the length of main walls facing the front lot line must be within the area between the minimum and maximum front yards (new buildings only, not additions to existing buildings).
  • -0 Suffix Zone: balconies and uncovered platforms prohibited above the first-storey floor level (s.6.4.5); maximum 2 storeys, no floor area above the second storey, maximum height 9.0 m (s.6.4.6).
  • Accessory buildings/structures (s.6.5): must be on the same lot as the primary use and not used for human habitation or an occupation for gain unless otherwise permitted; minimum yards same as the dwelling, except 0.6 m from any lot line when located in a flankage or rear yard and at least 2.0 m from the dwelling; maximum height 4.0 m from grade, reduced to 2.5 m where less than 3.5 m from a flankage lot line; maximum lot coverage the greater of 5% of lot area or 42.0 m2 building area, in addition to the dwelling's coverage (not permitted in the -0 Suffix Zone).
  • Reduced minimum front yard (s.6.6): a dwelling erected between dwellings that legally existed on the effective date on the same block may use the average of the front yards of the nearest dwelling on each side where that average is less than the zone minimum (2015-079).
  • Day cares (s.6.7): permitted only where the front or flankage lot line abuts an arterial or major collector road; minimum interior side yard 4.2 m; maximum driveway width in a front or flankage yard 6.0 m plus an additional 5.7 m of continuous hard surface (notwithstanding s.5.8.2(b),(c)); playground equipment 1.8 m or taller set back 5.0 m from all lot lines, shorter equipment 2.0 m.
  • Parking structures (s.6.9): storage of vehicles for repair prohibited; no setbacks required for portions no more than 1.37 m above the nearest lot line elevation, except 1.0 m where abutting a Residential Zone and 3.5 m from any lot line for ventilator shafts.
  • Separation of dwelling units (s.6.10, 2021-068): for semi-detached, townhouse, back-to-back and stacked townhouse blocks and common element condominiums, the whole lot/block (or proposed parcels of tied land) is used for compliance until lot lines are formally established.
  • Table 6.3.1 footnotes 1, 3, 4, 7 and 8 (single-storey rear extension, corner-lot lot area/frontage, one-side garage reduction, 355 m2 floor area cap, 0.7 m daylight triangle setback) are not referenced in the RL4 column and so do not apply to RL4.
