Other provisions in this section
- Table 6.3.8 regulations are for townhouse dwellings (the only dwelling type permitted in RM1).
- Minimum separation distance between buildings containing dwelling units: 2.4 m (Table 6.3.8).
- Minimum setback from a daylight triangle: 0.7 m (Table 6.3.8 footnote 1, 2016-013).
- Apartment, back-to-back townhouse, stacked townhouse dwellings, long term care facility, retirement home and accessory retail store are not permitted in RM1 (Table 6.2.2).
- Table 6.2.2 footnote 1: a maximum of one of day care, private home daycare or short-term accommodation is permitted in a dwelling or an attached/detached additional residential unit associated with the main dwelling (2023-024, 2024-111).
- s.6.5.2 accessory buildings/structures: minimum yards same as the dwelling, except 0.6 m from any lot line when located in a flankage or rear yard and at least 2.0 m from the dwelling; maximum height 4.0 m from grade, reduced to 2.5 m where less than 3.5 m from a flankage lot line; maximum lot coverage the greater of 5% of lot area or 42.0 m² building area, additional to the dwelling's lot coverage (2021-068).
- s.6.5.1: accessory buildings must be on the same lot as the primary use and not used for human habitation or occupation for gain unless otherwise permitted.
- s.6.6 reduced front yard: a dwelling erected between dwellings that legally existed on the effective date on the same block with averaged yards less than the zone minimum may use the average of the neighbouring front yards (2015-079).
- s.6.7 day cares: only on lots whose front or flankage lot line abuts an arterial or major collector road; minimum interior side yard 4.2 m; maximum driveway width in front/flankage yard 6.0 m plus 5.7 m of additional continuous hard surface; playground equipment 1.8 m or taller set back 5.0 m from all lot lines, shorter equipment 2.0 m.
- s.6.9 parking structures: storage of vehicles for repair prohibited; no setbacks required for portions no more than 1.37 m above the nearest lot line elevation, except 1.0 m minimum where abutting a Residential Zone and 3.5 m for ventilator shafts.
- s.6.10 (2021-068): the entire lot or block designated for townhouse (or semi-detached, back-to-back, stacked townhouse) dwellings is used to determine zoning compliance; for common element condominiums the regulations apply to the proposed parcels of tied land until formally established.
- s.6.4 -0 Suffix Zone (only where the zone carries the -0 suffix; mostly aimed at detached dwellings): max residential floor area ratio per Table 6.4.1 (43% under 557.5 m² down to 29% at 1,301 m² or more), max 2 storeys, max height 9.0 m, min front yard = existing yard less 1.0 m (parent-zone minimum for vacant/new lots), max front yard = minimum + 5.5 m, 50% of front main walls within the min/max front yard band, balconies/uncovered platforms prohibited above the first storey, no additional lot coverage for accessory buildings.
- s.6.8 (RUC parking rules) does not apply to RM1.
