Other provisions in this section
- Maximum lot coverage for the dwelling: n/a for detached, semi-detached and townhouse dwellings (Table 6.3.7).
- Notwithstanding s.4.3, air conditioners, heat pumps, pool pumps, filters and heaters may project into a minimum side yard up to 0.0 m from the applicable lot line (Table 6.3.7).
- Accessory building maximum depth: 7.5 m measured from the rear lot line; a 1.0 m stairway projection plus a covered, unenclosed walkway max 1.2 m wide are additionally permitted between the main dwelling unit and the accessory building (Table 6.3.7 fn 4).
- Accessory building minimum interior side yard: 0.0 m (Table 6.3.7).
- Accessory building maximum height: 5.5 m notwithstanding s.6.5.2; reduced to 3.5 m where lot depth is less than 29.0 m; height measured from grade to the highest point of a flat roof, deck line of a mansard roof, or mean height between eaves and ridge of a gable, hip or gambrel roof (Table 6.3.7 fn 5, 2015-018).
- Only one of bed and breakfast, day care, lodging house, private home day care or short-term accommodation is permitted per lot (Table 6.2.1 fn 1, 2023-024); a lodging house is limited to 3 lodging units (fn 2).
- s.6.8 RUC parking: on lots with depth >= 30.0 m, a dwelling unit must be separated at least 6.0 m from a private garage or parking space (not applicable to attached garages erected before the by-law's effective date).
- s.6.8(c): a driveway on a lot with a detached, semi-detached or townhouse dwelling may only cross the rear lot line.
- s.6.8(d)-(e): private garages and parking spaces are permitted only in the rear yard; an outdoor parking space may encroach into a flankage yard if the majority of the space is within the rear yard.
- s.6.8(f): notwithstanding s.5.2, no parking spaces are required for a retail store on a lot in the RUC Zone.
- s.6.5 general accessory buildings: minimum yards same as the dwelling, except 0.6 m from any lot line when located in a flankage or rear yard and at least 2.0 m from the dwelling; max height 4.0 m from grade (2.5 m if less than 3.5 m from a flankage lot line); max coverage the greater of 5% of lot area or 42.0 m2, additional to dwelling coverage (RUC Table 6.3.7 overrides accessory height and interior side yard).
- s.6.6: minimum front yard may be reduced to the average of the front yards of the nearest legally existing dwelling on each side in the same block, where that average is less than the zone minimum (2015-079).
- s.6.7 day cares: only on lots whose front or flankage lot line abuts an arterial or major collector road; minimum interior side yard 4.2 m; driveway max width 6.0 m in front/flankage yard plus 5.7 m additional continuous hard surface; playground equipment >= 1.8 m high set back 5.0 m from all lot lines, < 1.8 m set back 2.0 m.
- s.6.4 -0 Suffix Zone (only where the -0 suffix is applied): residential floor area ratio for detached dwellings per Table 6.4.1 (43% for lots under 557.5 m2 down to 29% for 1,301 m2 or greater); no additional lot coverage for accessory buildings; minimum front yard = existing yard less 1.0 m (parent-zone minimum for vacant/new lots); maximum front yard = minimum + 5.5 m; 50% of front main walls within the min/max front yard band; balconies and uncovered platforms prohibited above the first storey; maximum 2 storeys and 9.0 m height.
- s.6.9 parking structures: vehicle storage for repair prohibited; no setbacks required for portions no more than 1.37 m above the nearest lot line elevation, except 1.0 m where abutting a Residential Zone and 3.5 m for ventilator shafts.
- s.6.10 (2021-068): the entire lot or block designated for semi-detached, townhouse, back-to-back or stacked townhouse dwellings is used to determine compliance; proposed rear lot lines for back-to-back townhouses and proposed parcels of tied land in common element condominiums are deemed the lot lines until formally established.
