A low-density residential zone for detached and semi-detached houses on lots of at least 360 m² (detached) or 450 m² (semi-detached), up to two storeys and 10.5 m tall, with a floor-area cap of 65% of the lot in most areas.

  • Table 6.2.1 footnote 1: only one of bed and breakfast establishment, day care, private home day care, short-term accommodation (and lodging house, not permitted in RL8) is permitted on a lot (2023-024).
  • Table 6.3.3 footnote -0: where lands are shown on the Part 19 Maps to be in the -0 Suffix Zone, the regulations of Section 6.4 apply to front yard, height and lot coverage (rows marked -0).
  • Table 6.3.3 footnote 5: minimum separation of 2.4 m between detached dwellings on abutting lots in the same zone; aggregate of the interior side yards on a lot must equal 2.4 m.
  • Table 6.3.3 footnote 7: residential floor area above the second storey is permitted provided it does not exceed 35% of the residential floor area of the second storey below.

  • s.6.4.1 (-0 Suffix Zone, 2021-068): residential floor area on an attic level is measured from the exterior face of the knee wall; attic space sharing a wall with a permitted storey and exceeding 1.8 m headroom is included in residential floor area; an attached garage's floor area is included where the garage is 6.0 m or more in height and the floor area directly above it is less than 25% of the garage floor area.
  • s.6.4.2(b) (-0 Suffix Zone): no additional lot coverage is permitted for accessory buildings and structures, notwithstanding s.6.5.2(e).
  • s.6.4.3 (-0 Suffix Zone): minimum front yard = legally existing front yard less 1.0 m; for lots vacant on the effective date or created afterwards, the parent-zone minimum (4.5 m); maximum front yard for new dwellings = minimum front yard + 5.5 m (2017-025).
  • s.6.4.4 (-0 Suffix Zone): for new buildings, at least 50% of the length of main walls facing the front lot line must lie between the minimum and maximum front yards; does not apply to additions to buildings legally existing on the effective date.
  • s.6.4.5 (-0 Suffix Zone): balconies and uncovered platforms are prohibited above the floor level of the first storey.
  • s.6.4.6 (-0 Suffix Zone): maximum 2 storeys, floor area prohibited above the second storey, maximum height 9.0 m.
  • s.6.5.1: an accessory building must be on the same lot as the primary use and must not be used for human habitation or an occupation for gain unless otherwise permitted.
  • s.6.5.2 (2021-068): accessory building yards same as the dwelling, except 0.6 m from any lot line when in a flankage or rear yard and at least 2.0 m from the dwelling; maximum height 4.0 m from grade, reduced to 2.5 m when less than 3.5 m from a flankage lot line; maximum accessory lot coverage the greater of 5% of lot area or 42.0 m² of building area, additional to the dwelling's coverage (except in the -0 Suffix Zone).
  • s.6.6 (2015-079): a dwelling built between dwellings that legally existed on the effective date in the same block may use the average of the front yards of the nearest dwelling on each side where that average is less than the zone minimum.
  • s.6.7 day cares: permitted only where the front or flankage lot line abuts an arterial or major collector road (2015-079); minimum interior side yard 4.2 m; maximum driveway width in a front or flankage yard 6.0 m plus an additional 5.7 m of continuous hard surface (notwithstanding s.5.8.2(b) and (c)); playground equipment 1.8 m or taller set back 5.0 m from all lot lines, shorter equipment 2.0 m.
  • s.6.8 parking regulations apply only to the RUC Zone, not RL8.
  • s.6.9 parking structures: storage of vehicles for repair prohibited; no setbacks required for portions no more than 1.37 m above the nearest lot line elevation, except 1.0 m where abutting a Residential Zone, and ventilator shafts set back 3.5 m from any lot line.
  • s.6.10 (2021-068): the entire lot or block designated for semi-detached (and townhouse) dwellings is used to determine compliance until lot lines are formally established; for common element condominiums, regulations apply to the proposed parcels of tied land.
