R3C zone, Brampton: Residential Townhouse C

Section 16.8 of the City of Brampton Zoning By-law 270-2004, as amended by 204-2010, 253-2021.

A townhouse zone where lots need at least 150 square metres per unit, buildings can be up to 10.6 metres tall, and setbacks depend on whether the wall faces a public road, a private road, a common amenity area or a neighbouring lot.

Other provisions in this section

  • 16.8.2(d)(iv): the garage door opening shall have a minimum setback of 6 metres from a private or public road.
  • 16.8.2(g): other than approved driveway locations, the front and side yards of a dwelling shall only be used as landscaped open space.
  • 16.8.2(g): each dwelling unit shall have a minimum of 30 square metres of landscaped open space in its rear yard.
  • 16.8.2(h) Garage Control: maximum garage door width per dwelling unit is 2.5 metres.
  • 16.8.2(h): the maximum garage door width may be increased by an extra 0.6 metres if the front of the garage is not more than 2.5 metres closer to the front lot line than the ground floor main entrance of the dwelling unit.
  • 16.8.2(h): no garage shall project into the front yard more than 1.5 metres beyond a porch or front wall of its dwelling unit.
  • 16.8.2(h): the garage control requirements do not apply to a garage door facing a flankage lot line.
  • 16.8.2(i) Fencing: fencing is not permitted in the front yard or within 1 metre of a private road.
  • 16.8.3(a): a private road means a road established as a common element.
  • 16.8.3(b): a common amenity area means a landscaped open space, not less than 1 metre in width and 1.5 metres in depth, owned by a condominium corporation.
  • 16.8.3(c): a private road is treated as a street for the definitions of lot, lot area, corner lot and lot lines, and for the Frontage on Road or Street and Visibility Triangle provisions in the General Provisions for All Zones and the General Provisions for Residential Zones.
