R12 zone, Mississauga: R12 (Detached Dwellings - Modular Lots)

Part 4, Section 4.5.1, Table 4.5.1 (with Figure 4.5.1) of the City of Mississauga Zoning By-law 0225-2007, as amended by 0325-2008, 0208-2022, 0182-2024.

A residential zone for detached houses on "modular" lots laid out to a standard pattern shown on Figure 4.5.1, where lot sizes, frontages and building setbacks are set by lot type (A, B or C) and by lettered dimensions on that figure rather than by ordinary yard rules.

  • Detached dwelling (see Subsections 4.1.1, 4.1.16 and 4.1.17)
  • Additional residential units: up to two attached ARUs, or one attached ARU plus one detached ARU, per lot (Table 4.1.1.1; detached ARU per Table 4.1.1.14)
  • Accessory buildings and structures (Table 4.1.2.2 and Table 4.5.1 lines 13.1-13.2)

  • Maximum lot dimensions J and K on Figure 4.5.1: J 5.2 m; K 3.0 m.
  • Note (2): where dimension E is measured from a street line other than Tenth Line West, the minimum E is increased by 2.0 m (i.e. 4.5 m).
  • Note (3): where E and F are measured from the street line of Tenth Line West, the minimums are increased by 6.0 m and 5.0 m respectively (i.e. E 8.5 m, F 7.0 m).
  • Minimum ½ module area: 1 930 m² (line 5.0).
  • Maximum projection of bay windows, greenhouse windows and porches outside the building area: 0.45 m (line 11.1).
  • Attached garage is required; must comply with Table 4.1.12.1 Garage Regulations (Subsection 4.1.12).
  • Minimum parking spaces per Subsection 4.1.9 and Part 3 of the By-law; minimum 2 parking spaces within a garage (line 12.3).
  • Maximum driveway width per Subsection 4.1.9; a maximum of one driveway per lot (4.1.9.1.2).
  • Accessory structure: maximum gross floor area 10% of the lot area, must be within the buildable area on Figure 4.5.1 and only to the rear of the dwelling and/or garage (line 13.1).
  • Accessory buildings/structures of 10 m² or less gross floor area and 4.6 m or less in height may be outside the buildable area if to the rear of the dwelling and/or garage and at least 1.0 m from any lot line (line 13.2).
  • Landscaped areas 1, 2, 3, 4 and 4a must be provided outside the buildable area (Figure 4.5.1 note 5); landscaped area may contain fences, trellises, patios, decks, pool facilities, play equipment and an accessory building not exceeding 10 m² (note 5).
  • Site development standards apply to lots on both sides of the street and its centreline projection (Figure 4.5.1 note 1).
  • Roof-top external heating and/or air conditioning equipment is not permitted (4.1.6.2).
  • Buildings must also comply with Parts 1 to 3 and Section 4.1 of the By-law.
  • Site-specific exception zones exist: R12-1, R12-2, R12-3 (Section 4.5.2; see Article 1.1.2.3).
