A low-rise apartment zone allowing apartment buildings, long-term care buildings and retirement buildings up to 4 storeys (13 m), with yards that get deeper as the building gets taller.

Other provisions in this section

  • Minimum floor space index (apartment zone): 0.4 (row 4.0).
  • Maximum gross floor area - apartment zone per storey for each storey above 12 storeys: n/a for RA1 (row 6.0).
  • Encroachments: balcony above the first storey, sunroom, window, chimney, pilaster, cornice, balustrade or roof eaves may encroach max 1.0 m into a required yard (row 11.1).
  • Encroachments: porch, first-storey balcony, staircase, landing or awning may encroach max 1.8 m into a required yard, provided each has a maximum width of 6.0 m (row 11.2).
  • Maximum projection of a balcony above the first storey from the outermost face of the building: 1.0 m (row 11.3).
  • Minimum above-grade separation between buildings, by height of the portion of the dwelling: <=13.0 m: 3.0 m; >13.0 to <=20.0 m: 9.0 m; >20.0 to <=26.0 m: 12.0 m; >26.0 m: 15.0 m (rows 12.1-12.4).
  • Minimum setback from surface parking spaces or aisles to a street line: 4.5 m; to any other lot line: 3.0 m (rows 13.2-13.3).
  • Minimum setback from a parking structure above or partially above finished grade to any lot line: 7.5 m; completely below finished grade (including external access stairwells): 3.0 m (rows 13.4-13.5).
  • Minimum setback from a waste enclosure/loading area to a street line: 10.0 m; to a zone permitting detached and/or semi-detached dwellings: 10.0 m (rows 13.6-13.7).
  • Condominium roads and aisles may be shared with abutting lands zoned for back-to-back and stacked townhouses, townhouses or apartments (row 14.1).
  • Minimum depth of landscaped buffer abutting a street line and/or lands in an Open Space, Greenlands or Residential Zone (other than an Apartment Zone): 4.5 m (row 15.2; see 2.1.25).
  • Minimum depth of landscaped buffer along any other lot line: 3.0 m (row 15.3; see 4.1.15.4 and 2.1.25).
  • Minimum amenity area for dwelling units constructed before April 29, 2026: the greater of 5.6 m² per dwelling unit or 10% of the site area (row 15.4).
  • Minimum amenity area for new dwelling units constructed on or after April 29, 2026: 3.0 m² per dwelling unit (row 15.4.1; see 4.1.15.7).
  • At least 50% of the total required amenity area must be in one contiguous area; minimum 55.0 m² of amenity area must be provided outside at grade (rows 15.5-15.6).
  • Accessory buildings and structures permitted per Table 4.1.2.2 (Subsection 4.1.2.1).
  • Additional uses (retail store, service establishment, financial institution, office, medical office - restricted) must be inside an apartment building, not above the first storey; no additional on-site parking required for them (Article 4.1.15.1).
  • Guest units: only in an apartment with 75+ dwelling units, a long-term care building with 75+ beds, or a retirement building with 75+ retirement units; max 5 guest units; max 30 m² each; no kitchen; no additional parking required (Article 4.1.15.5).
  • Tandem parking on a driveway is not permitted in RA1 to RA7 zones (Article 4.1.9.3).
  • Article 4.1.9A.1 does not apply to lands zoned RA1 to RA7, including Exception Zones (Article 4.1.9A.2).
