A residential zone for semi-detached houses that front onto a private condominium (CEC) road rather than a public street, with small lots and set rules for garages, parking and the shared road.

Other provisions in this section

  • Minimum setback from a garage face to a street, CEC - road or CEC - sidewalk: 6.0 m (Table 4.9.1 lines 6.2 and 7.4).
  • Porch or deck (including stairs) at or below the first storey may encroach up to 1.5 m into the required front and exterior side yards (line 11.1; see 4.1.7 and 4.1.8).
  • Awning, window, chimney, pilaster or corbel, window well, and stairs with a maximum of three risers may encroach up to 0.6 m into the required front and exterior side yards (line 11.2).
  • Porch or deck (including stairs) at or below the first storey, or awning, may encroach up to 5.0 m into the required rear yard (line 11.3).
  • For a semi-detached lot requiring a 0.0 m interior side yard, a porch or deck (including stairs) permitted in the rear yard may also have a 0.0 m setback to that interior side lot line (line 11.4).
  • Balcony, window, chimney, pilaster or corbel, window well, and stairs with a maximum of three risers may encroach up to 1.0 m into the required rear yard (line 11.5).
  • Minimum setback of a semi-detached to a CEC - visitor parking space: 3.3 m (line 11.6).
  • Minimum setback of a semi-detached to a CEC - amenity area: 1.5 m (line 11.7).
  • An attached garage is required and must comply with Table 4.1.12.1 - Garage Regulations (line 12.1; Subsection 4.1.12).
  • Minimum parking spaces and minimum visitor parking spaces per Part 3 of the By-law; visitor parking also per Article 4.1.14.1 (lines 12.3-12.4).
  • Maximum driveway width per Subsection 4.1.9 (line 12.5); a maximum of one driveway is permitted per lot (4.1.9.1.2).
  • Minimum width of a CEC - road: 7.0 m; 6.0 m where an abutting parallel common visitor parking space exists (lines 13.1-13.2; see Article 4.1.14.2).
  • CEC - roads and aisles may be shared with abutting lands having the same Base Zone and/or Exception Zone (line 13.3).
  • Minimum width of a sidewalk: 2.0 m (line 13.4).
  • Accessory buildings and structures are permitted in compliance with Table 4.1.2.2 (line 14.0; Subsection 4.1.2).
  • Additional residential units: a maximum of two attached ARUs, or one attached ARU and one detached ARU, are permitted per lot subject to Subsection 4.1.1 and Table 4.1.1.1 (detached ARU per Table 4.1.1.14).
  • Roof top external heating and/or air conditioning equipment are not permitted (4.1.6.2).
  • All buildings and structures must also comply with Parts 1 to 3 and Section 4.1 of the By-law.
  • Site-specific exception zones exist: RM3-1 to RM3-5 (Section 4.9.2; see Article 1.1.2.3).
