A mid-rise apartment zone for buildings up to 8 storeys (26 m), with yards that get deeper as the building gets taller and at least 40% of the lot kept as landscaped area.

- Maximum encroachment into a required yard of a balcony above the first storey, sunroom, window, chimney, pilaster, cornice, balustrade or roof eaves: 1.0 m (row 11.1).
- Maximum encroachment into a required yard of a porch, first-storey balcony, staircase, landing or awning: 1.8 m, provided each has a maximum width of 6.0 m (row 11.2).

- Minimum setback from a waste enclosure/loading area to a street line: 10.0 m; to a zone permitting detached and/or semi-detached dwellings: 10.0 m (rows 13.6, 13.7).
- Condominium roads and aisles may be shared with abutting lands zoned for back-to-back and stacked townhouses, townhouses or apartments (row 14.1).
- Minimum depth of landscaped buffer abutting a street line and/or lands in an Open Space, Greenlands or Residential Zone (other than an Apartment Zone): 4.5 m; along any other lot line: 3.0 m (rows 15.2, 15.3; see Article 4.1.15.4 and Subsection 2.1.25).
- Minimum amenity area for dwelling units existing before April 29, 2026: the greater of 5.6 m² per dwelling unit or 10% of the site area; for new dwelling units constructed on or after April 29, 2026: 3.0 m² per dwelling unit (rows 15.4, 15.4.1; see Article 4.1.15.7).
- At least 50% of the total required amenity area must be in one contiguous area; minimum amenity area outside at grade: 55.0 m² (rows 15.5, 15.6).
- Accessory buildings and structures permitted subject to Table 4.1.2.2 (row 16.0; Subsection 4.1.2).
- Additional uses (retail store, service establishment, financial institution, office, medical office - restricted) permitted only within an apartment building and not above the first storey; no additional on-site parking required for them (Article 4.1.15.1).
- Guest units permitted only in an apartment with 75 or more dwelling units, a long-term care building with 75 or more beds, or a retirement building with 75 or more retirement dwelling units; maximum 5 guest units, each no larger than 30 m², no kitchen, no additional parking required (Article 4.1.15.5).
- Tandem parking on a driveway is not permitted in RA1 to RA7 zones (Article 4.1.9.3); Article 4.1.9A.1 does not apply to RA1 to RA7 lands (Article 4.1.9A.2).
- All buildings must also comply with Parts 1 to 3 and Section 4.1 of the By-law.
- 75 site-specific exception zones exist (RA2-1 to RA2-75); see Section 4.15.3 and Article 1.1.2.3.
