A high-density apartment zone for tower-and-podium buildings up to 25 storeys, with optional shops, offices and community uses allowed on the ground floor.

Other provisions in this section
- Maximum tower floor plate: 1 000 m² for a building less than 12 storeys; 750 m² for a building 12 storeys or more (Table 4.16.1 row 4). Where a podium connects two or more towers, each tower is a separate building for floor plate calculation (4.16.1.7).
- Minimum above-grade separation between the exteriors of towers on the same lot, exclusive of projections: 25.0 m (row 8).
- Street frontages (row 9): at least 40% of the first-storey streetwall area of a building containing an additional use (4.16.1.1) must be glazing; each first-storey unit containing an additional use must have pedestrian access facing a street line; each first-storey dwelling unit must have pedestrian access to a sidewalk.
- Balconies: maximum projection 1.8 m from the outermost face of the podium or of the tower; maximum encroachment into a required yard 1.8 m (row 10; see also Article 4.1.15.6).
- First-storey canopies and/or awnings may encroach into a required yard provided a minimum 2.0 m setback from the lot line is kept; stairs to first-storey dwelling units may encroach into a required yard (rows 10.4, 10.5).
- Parking (row 11): at-grade parking spaces, aisles and parking structures are not permitted between a building wall and a lot line abutting a street; minimum setback from surface parking spaces and aisles to a non-street lot line 3.0 m; from a parking structure above or partly above grade to a non-street lot line 4.5 m; from a fully below-grade parking structure (including external access stairwells and vents) to a non-street lot line 3.0 m (see also 4.1.7, 4.1.8).
- At-grade waste enclosures and loading spaces are not permitted between a building wall and a lot line abutting a street; minimum setback from them to a non-street lot line 4.5 m (rows 11.6, 11.7).
- Driveways, condominium roads and aisles may be shared with abutting lands in the same zone and/or zoned for back-to-back and stacked townhouses, townhouses or apartments (row 12).
- Landscaped buffer (row 13; see also 4.1.15.4 and 2.1.25): minimum depth 4.5 m along non-street lot lines abutting Open Space and/or Greenlands zoned lands; otherwise minimum 3.0 m along all non-street lot lines.
- Minimum amenity area: 3.0 m² per dwelling unit, of which a contiguous outdoor area of at least 55.0 m² must be provided (rows 13.3, 13.4).
- Accessory buildings and structures permitted per Table 4.1.2.2 (row 14; Subsection 4.1.2).
- Units on the first storey containing an additional use (4.16.1.1) must have a minimum depth of 10.0 m (4.16.1.2) and a minimum height of 4.5 m (4.16.1.3).
- The 10% GFA additional-use requirement (4.16.1.4) and the prohibition on first-storey dwelling units (4.16.1.5) apply only to RA6, not RA7 (Table row 2.4 is n/a for RA7).
- Subsection 2.1.14 of the By-law does not apply to the RA7 zone (4.16.1.6).
- Guest units (4.1.15.5): permitted only in an apartment with 75 or more dwelling units, long-term care building with 75 or more beds, or retirement building with 75 or more retirement units; maximum 5 guest units; maximum 30 m² each; no kitchen; no additional parking required.
- Tandem parking on a driveway is not permitted in RA1 to RA7 zones (4.1.9.3); Article 4.1.9A.1 does not apply to RA7 (4.1.9A.2).

- No RA7 exception zones are listed under Section 4.16.3.
