R16 zone, Mississauga: Detached Dwellings On A CEC - Road

Section 4.7.1, Table 4.7.1 of the City of Mississauga Zoning By-law 0225-2007, as amended by 0325-2008, 0379-2009, 0297-2013, 0190-2014, 0144-2016, 0181-2018/LPAT Order 2019 February 15, 0018-2021, 0182-2024.

A zone for detached houses on lots that front onto a private common-element condominium (CEC) road rather than a public street, with lots of at least 550 m² and houses up to 10.7 m tall covering no more than 35% of the lot.

  • All buildings and structures must also comply with Parts 1 to 3 and Section 4.1 of the By-law (Section 4.7.1).
  • Encroachments (line 11, note 2 - see Subsections 4.1.7 and 4.1.8): porch or deck incl. stairs at/below the first storey may project up to 1.5 m into the required front and exterior side yards; awning, window, chimney, pilaster/corbel, window well and stairs of max. three risers up to 0.6 m into the required front and exterior side yards; porch/deck incl. stairs at/below the first storey, or awning, up to 5.0 m into the required rear yard; balcony, window, chimney, pilaster/corbel, window well and stairs of max. three risers up to 1.0 m into the required rear yard.
  • Minimum setback of a detached dwelling to a CEC - visitor parking space: 3.3 m (line 11.5).
  • Minimum setback of a detached dwelling to a CEC - amenity area: 1.5 m (line 11.6).
  • Attached garage permitted, subject to Table 4.1.12.1 - Garage Regulations (line 12.1, note 3; Subsection 4.1.12).

  • Minimum width of a sidewalk: 2.0 m (line 13.4).
  • Accessory buildings and structures permitted per Subsection 4.1.2 / Table 4.1.2.2 (line 14.0, note 8).
  • Roof top external heating and/or air conditioning equipment are not permitted (Article 4.1.6.2).
  • ARUs: maximum two attached ARUs, or one attached ARU and one detached ARU per lot (Table 4.1.1.1); attached ARU must comply with R16 zone regulations and Subsection 4.1.1; detached ARU per Subsection 4.1.1 and Table 4.1.1.14.
