Other provisions in this section

  • Buildings must also comply with Parts 1 to 3 and Section 4.1 of the By-law (Section 4.14.1).
  • Rooftop access structures are excluded from the height calculation only if max 3.0 m high, max 20.0 m² floor area and set back min 3.0 m from the exterior edge of the building (Line 5.2.1).
  • Maximum projection of a balcony, awning or deck (exclusive of stairs) from the outermost face of the building: 2.0 m (Line 10.1); projection above a below-grade patio: n/a (Line 10.2).
  • Minimum internal setback from a garage face to a condominium road or sidewalk: 6.0 m (Line 11.1); n/a where the garage and driveway are accessed at the rear of the unit (Line 11.2).
  • Minimum internal setback from the front wall of a building to a condominium road, sidewalk, walkway or parking space not on a driveway: 4.5 m (Line 11.3); from a porch (exclusive of stairs) at or below the first storey to the same: 2.5 m (Line 11.4).
  • Minimum separation between buildings on the same lot: side wall to side wall 3.0 m (Line 11.7); side wall to walkway 1.5 m (Line 11.8); side wall to condominium road, sidewalk or parking space 3.0 m (Line 11.9); front wall to front wall where building is 3 storeys or less 12.0 m (Line 11.10; n/a where a basement dwelling unit or 4 storeys, Lines 11.11-11.12); front wall to side wall 9.0 m (Line 11.13); rear wall to side wall and rear wall to rear wall: n/a (Lines 11.5-11.6).
  • The area created by the minimum separation distance between buildings may not include the required amenity area (Line 11.14).
  • Attached garage permitted (Line 12.1); must comply with Table 4.1.12.1 Garage Regulations (Subsection 4.1.12): max floor area 75 m², minimum attachment to the dwelling 5.0 m long by 2.0 m high; more than one garage per lot is permitted in RM10 (Article 4.1.12.5).
  • Maximum driveway width: 2.6 m (Line 12.4; see also Subsection 4.1.9). Article 4.1.9A.1 (greater-of driveway width rule for exception zones/minor variances) does not apply to RM10 lands (Article 4.1.9A.2).
  • Minimum setback between a parking space and an interior side and/or rear lot line: 3.0 m (Line 13.1).
  • Minimum setback of a parking structure above or partially above finished grade to any lot line: 6.0 m; completely below grade: 3.0 m (Lines 13.2-13.3).
  • Minimum width of a condominium road: 7.0 m (Line 14.1); condominium roads may be shared with abutting lands zoned for back to back townhouse, stacked townhouse, townhouse or apartment (Line 14.2).
  • Minimum sidewalk width: 2.0 m where traversed by a driveway, 1.5 m otherwise (Lines 14.3-14.4).
  • Minimum landscaped soft area: 50% of the landscaped area (Line 15.2); minimum landscaped buffer abutting any side and rear lot line: 3.0 m (Line 15.3).
  • Minimum contiguous amenity area (excluding private outdoor space): the greater of 2.8 m² per dwelling unit or 5% of lot area (Line 15.4); minimum setback from an amenity area to a building and to any road: 3.0 m, unencumbered except for a perpendicular walkway and consisting only of soft landscaping (Lines 15.5-15.6).
  • Minimum contiguous private outdoor space per unit: 6.0 m², or 4.5 m² when located on a balcony (Lines 15.7-15.8).
  • Minimum setback of a rooftop amenity space from all exterior building edges adjacent to low density residential development: 1.0 m (Line 15.9).
  • Minimum setback from a dwelling unit's exterior wall to a railway right-of-way: 30.0 m (Article 4.1.7.1); minimum setback to G1/G2 Greenlands zones: greater of 5.0 m or the required yard (Article 4.1.8.1).
  • Site-specific exception zones RM10-1 to RM10-5 exist (Section 4.14.3); refer to Article 1.1.2.3 and the exception schedules.
