  • No minimum lot area, lot depth, rear yard, lot coverage or floor space index is stated in Table 4.14A.1 for RM11.
  • Minimum setback from a garage face to a street, CEC - road or CEC - sidewalk: 6.0 m (front and exterior side, lines 6.2 and 7.2).
  • Rooftop access structures are excluded from the height calculation if they are at most 3.0 m high, at most 20.0 m² in floor area and set back at least 3.0 m from the exterior edge of the building (5.2.1).
  • Maximum encroachment of an awning, window, chimney, pilaster or corbel, or window well into the required front and exterior side yards: 0.6 m (9.1; see also 4.1.7 and 4.1.8).
  • Maximum projection of a balcony or deck (excluding stairs) from the outermost face of the building: 2.0 m (9.2).
  • Minimum setback from a building to a side lot line abutting a CEC - road: 4.5 m; abutting a CEC - sidewalk: 1.5 m (9.3, 9.4).
  • Minimum setback from a first-storey porch (excluding stairs) to a CEC - road, sidewalk or parking space: 2.5 m (9.5).
  • Minimum setback from a side wall of a building to a CEC - road, sidewalk or parking space: 3.0 m (9.6).

  • Minimum setback between a parking space and a street: 3.0 m (9.8).
  • Attached garage required; must comply with Table 4.1.12.1 Garage Regulations (max 75 m² floor area; min 5.0 m long x 2.0 m high area of attachment to the dwelling; no deck on top of a garage; balcony on top of an attached garage max 10 m² and max 1.0 m projection beyond the garage face). Per 4.1.12.5 the one-garage-per-lot limit does not apply in RM11.
  • Minimum parking spaces and minimum visitor parking spaces per Part 3 of the by-law; CEC - visitor parking spaces must be within a common element area (4.1.14.1).
  • Maximum driveway width per Subsection 4.1.9 (Table 4.1.9A: 3.0 m for lot frontage under 6.0 m; 6.0 m for 6.1-16.9 m; 8.5 m for 17.0 m or greater).
  • Minimum landscaped soft area per lot: 3.0 m²; minimum contiguous private outdoor space per lot: 6.0 m² (11.1, 11.2).
  • Rooftop amenity space must be set back at least 1.0 m from all exterior edges of a building located within 7.5 m of a zone permitting detached and/or semi-detached dwellings (11.3).
  • Minimum width of a CEC - road: 7.0 m; 6.0 m where an abutting parallel visitor parking space exists (measured per 4.1.14.2). CEC - roads and aisles may be shared with abutting lands with the same Base Zone and/or Exception Zone (12.1-12.3).
  • Minimum sidewalk width: 2.0 m where traversed by a driveway, 1.5 m otherwise (12.4, 12.5).
  • Minimum CEC - landscaped buffer abutting any side and rear lot line: 3.0 m (12.6).
  • Minimum contiguous CEC - amenity area (excluding private outdoor space): the greater of 2.8 m² per dwelling unit or 5% of the lot area (12.7).
  • All buildings must also comply with Parts 1 to 3 and Section 4.1 of the by-law.
  • Site-specific exception zones RM11-1 to RM11-8 exist (Section 4.14A.2); 2620 Chalkwell Close and 2155 Leanne Drive are subject to amendments listed in the by-law's Amendments page.
  • Table notes (1), (2), (9), (10) and (11) were deleted by By-law 0018-2021.
