R14 zone, Mississauga: R14 (Detached Dwellings - Modular Lots)
Section 4.5.1, Table 4.5.1 (R14 column); Figure 4.5.1 of the City of Mississauga Zoning By-law 0225-2007, as amended by 0325-2008, 0208-2022, 0182-2024.
A zone for detached houses on "modular" lots laid out around a shared half-module, where lot sizes, frontages and setbacks are set by lot type (A, B or C) and by dimensions shown on Figure 4.5.1 rather than by ordinary front, rear and side yards.

- Setbacks are not given as conventional yards; minimum lot dimensions A to I shown on Figure 4.5.1: A 0.4 m; B 1.0 m; C 2.0 m; D 1.0 m; E 1.5 m (notes 2, 3); F 1.5 m (note 3); G 1.0 m; H 9.2 m; I 5.6 m.
- Note 2: where dimension E is measured from a street line other than Tenth Line West, the minimum is increased by 2.0 m (i.e. 3.5 m).
- Note 3: where E and F are measured from the street line of Tenth Line West, the minimums are increased by 6.0 m and 5.0 m respectively (i.e. E 7.5 m, F 6.5 m).
- Maximum lot dimensions J and K shown on Figure 4.5.1: J 1.5 m; K 4.6 m.
- Note 9: a portion of the side lot line between Lot A and Lot B may be perpendicular to the street line for not more than 1.75 m from the street line; the 45 degree angle must be maintained for the remainder of the side lot line.
- Maximum projection of bay windows, greenhouse windows and porches outside the building area: 0.45 m.
- Attached garage required, complying with Table 4.1.12.1 Garage Regulations (Subsection 4.1.12); minimum 2 parking spaces within the garage.
- Maximum driveway width per Subsection 4.1.9; a maximum of one driveway per lot (Article 4.1.9.1.2).
- Accessory structure gross floor area may not exceed 10% of the lot area and must be located in the buildable area on Figure 4.5.1, only to the rear of the dwelling and/or garage.
- Accessory buildings/structures of 10 m2 GFA or less and 4.6 m height or less may be outside the buildable area if to the rear of the dwelling and/or garage and at least 1.0 m from a lot line.
- Landscaped area may contain fences, trellises, patios, patio decks, swimming pool facilities, play equipment and an accessory building or structure not exceeding 10 m2 (note 5).
- Roof top external heating and/or air conditioning equipment not permitted (Article 4.1.6.2).
- Site development standards apply to lots on both sides of the street and its centreline projection (Figure 4.5.1 note 1).
- All buildings must also comply with Parts 1 to 3 and Section 4.1 of the By-law.
