A mid-rise apartment zone allowing apartment, long-term care and retirement buildings up to 12 storeys (38 m) on lots at least 30 m wide, with setbacks that step back as the building gets taller.

Other provisions in this section
- Maximum gross floor area per storey for each storey above 12 storeys: n/a (row 6.0); overall floor area is governed by the 0.5–1.0 FSI range.
- Height calculation (4.1.21): for apartment, long-term care and retirement buildings, rooftop mechanical/architectural appurtenances (mechanical penthouse, elevator machine rooms, parapets, stair enclosures, etc.) are excluded from height and storeys if no higher than 6.0 m above the height limit; an enclosed rooftop amenity area is excluded if it occupies no more than 30% of the rooftop, is set back at least 3.0 m from the rooftop edge and is no higher than 4.5 m above the limit.
- Encroachments (11.1): balcony above the first storey, sunroom, window, chimney, pilaster, cornice, balustrade or roof eaves may encroach max 1.0 m into a required yard.
- Encroachments (11.2): porch, first-storey balcony, staircase, landing or awning may encroach max 1.8 m into a required yard, provided each has a maximum width of 6.0 m.
- Balcony projection (11.3): balcony above the first storey may project max 1.0 m from the outermost face of the building.
- Projections in Apartment Zones (4.1.15.6): no projections outside a buildable area unless permitted by a site-specific Exception Zone or Exception Schedule; a permitted projection outside the buildable area is not treated as a yard encroachment.
- Minimum above-grade separation between buildings (12.0): 3.0 m for portions ≤13.0 m high; 9.0 m for >13.0–20.0 m; 12.0 m for >20.0–26.0 m; 15.0 m for >26.0 m.
- Surface parking spaces/aisles: minimum 4.5 m setback to a street line and 3.0 m to any other lot line (13.2, 13.3).
- Parking structure above or partially above finished grade: minimum 7.5 m setback to any lot line; completely below grade (including external access stairwells): 3.0 m (13.4, 13.5).
- Waste enclosure/loading area: minimum 10.0 m setback to a street line and 10.0 m to a zone permitting detached and/or semi-detached dwellings (13.6, 13.7).
- Condominium roads and aisles may be shared with abutting lands zoned for back-to-back and stacked townhouses, townhouses or apartments (14.1).
- Landscaped buffer: minimum 4.5 m deep abutting a street line and/or lands in an Open Space, Greenlands or Residential Zone other than an Apartment Zone; 3.0 m along any other lot line (15.2, 15.3; see 4.1.15.4 — may be reduced to 0.0 m along a common lot line with shared driveways/aisles between apartment-zoned properties — and 2.1.25).
- Amenity area: for dwelling units existing before April 29, 2026, the greater of 5.6 m² per unit or 10% of the site area; for new units on or after April 29, 2026, 3.0 m² per unit (see 4.1.15.7: on lots with an Exception Zone, area-specific provision or minor variance, the lesser of that figure and the site-specific requirement applies); at least 50% of required amenity area in one contiguous area; minimum 55.0 m² outside at grade (15.4–15.6).
- Accessory buildings and structures permitted per Table 4.1.2.2 (16.0; Subsection 4.1.2): max 20 m² each / 60 m² combined / 5% lot coverage / 3.5 m high on lots ≥750 m² (10 m² / 30 m² / 3.0 m on lots <750 m²); not between the front wall and front lot line; 1.2 m (≥750 m²) or 0.61 m (<750 m²) to interior side and rear lot lines when in the rear yard.
- Additional uses (4.1.15.1): retail store, service establishment, financial institution, office and medical office - restricted are permitted only within an apartment building, not above the first storey; no additional on-site parking required.
- Guest units (4.1.15.5): permitted only in an apartment with 75+ dwelling units, long-term care building with 75+ beds, or retirement building with 75+ retirement units; max 5 guest units, max 30 m² each, no kitchen, no additional parking.
- Tandem parking on a driveway is not permitted in RA1 to RA7 zones (4.1.9.3); Article 4.1.9A.1 does not apply to RA1 to RA7 (4.1.9A.2).
- Section 4.15.4 lists 52 site-specific exception zones (RA3-1 to RA3-52); check the exception schedule for the property.
- All buildings must also comply with Parts 1 to 3 and Section 4.1 of the By-law.
