Other provisions in this section
- Rooftop access structures are excluded from the height calculation if max 3.0 m high, max 20.0 m² floor area and set back at least 3.0 m from the exterior edge of the building (5.2.1).
- Maximum projection of a balcony, awning or deck (excluding stairs) from the outermost face of the building: 2.0 m (10.1).
- Maximum projection of any part of a building, including architectural features but excluding stairs, above a below-grade patio: 50% of the depth of the patio (10.2).
- Minimum internal setback from a garage face to a condominium road or sidewalk: 6.0 m; 1.0 m where the garage and driveway are accessed at the rear of the unit (11.1, 11.2).
- Minimum internal setback from the front wall of a building to a condominium road, sidewalk, walkway or parking space not on a driveway: 4.5 m (11.3).
- Minimum internal setback from a porch (excluding stairs) at or below the first storey to a condominium road, sidewalk, walkway or parking space: 2.5 m (11.4).
- Minimum building separations on the same lot: rear wall to side wall 12.0 m (11.5); rear wall to rear wall 15.0 m (11.6); side wall to side wall 3.0 m (11.7); side wall to walkway 1.5 m (11.8); side wall to condominium road, sidewalk or parking space 3.0 m (11.9).
- Minimum front wall to front wall separation on the same lot: 12.0 m for buildings of 3 storeys or less (11.10); 15.0 m for buildings of 3 storeys or less with a basement dwelling unit (11.11); 15.0 m for 4-storey buildings (11.12); front wall to side wall 9.0 m (11.13). Where buildings on one lot have different heights, use the average of the required setbacks.
- The area created by the minimum separation distance between buildings may not include the required amenity area (11.14).
- Attached garage permitted, subject to Subsection 4.1.12 / Table 4.1.12.1 Garage Regulations (12.1, note 5); more than one attached or detached garage per lot is allowed in RM9 (4.1.12.5).
- Minimum parking spaces and visitor parking spaces per Part 3 of the By-law (12.2, 12.3, note 6); see also Subsection 4.1.9 (note 7).
- Maximum driveway width: 2.6 m (12.4); see also Subsection 4.1.9.
- Minimum setback between a parking space and an interior side and/or rear lot line: 3.0 m (13.1).
- Minimum setback of a parking structure above or partially above finished grade to any lot line: 6.0 m; completely below finished grade: 3.0 m (13.2, 13.3).
- Minimum width of a condominium road: 7.0 m (14.1); condominium roads may be shared with abutting lands zoned for back to back townhouse, stacked townhouse, townhouse or apartment (14.2).
- Minimum sidewalk width: 2.0 m where traversed by a driveway, 1.5 m otherwise (14.3, 14.4).
- Minimum landscaped soft area: 50% of the landscaped area (15.2).
- Minimum landscaped buffer abutting any side and rear lot line: 3.0 m (15.3).
- Minimum contiguous amenity area (excluding private outdoor space): the greater of 2.8 m² per dwelling unit or 5% of the lot area (15.4).
- Minimum setback from an amenity area to a building and to any type of road: 3.0 m; this setback must be unencumbered except for a perpendicular walkway and consist only of soft landscaping (15.5, 15.6).
- Minimum contiguous private outdoor space per unit: 6.0 m², or 4.5 m² when located on a balcony (15.7, 15.8).
- Minimum setback of a rooftop amenity space from all exterior edges of a building adjacent to low density residential development: 1.0 m (15.9).
- Accessory buildings and structures permitted in compliance with Table 4.1.2.2 (4.1.2.1).
- Article 4.1.9A.1 does not apply to lands zoned RM9, including exception zones (4.1.9A.2).
- Front and exterior side yard, interior side yard and rear yard are also subject to Subsections 4.1.7 and 4.1.8 (note 2).
- Notes (1), (3), (4), (8) and (9) to Table 4.14.1 deleted by 0018-2021.
- Twelve site-specific exception zones exist: RM9-1 to RM9-12 (Section 4.14.2; see Article 1.1.2.3).
