A residential zone for townhouses, typically in condominium developments with internal roads, requiring at least 200 m² of lot area per unit, 30 m of frontage, 40% landscaping and a height of no more than 10.7 m and 3 storeys.

Other provisions in this section
- Zone table 4.10.1 applies together with Parts 1 to 3 and Section 4.1 of the By-law (4.10.1).
- Setbacks from a townhouse to a street line of a designated right-of-way 20.0 m or greater (Subsection 2.1.14) are 7.5 m from the front, side and rear wall, inclusive of stairs (row 7.1).
- Garage face to a street: minimum 6.0 m (row 7.6); garage face to a condominium road or sidewalk: minimum 6.0 m (row 8.2).
- Wing wall attached to a townhouse: minimum 3.0 m to a lot line and not closer to a street line than the townhouse (row 7.7).
- Heating and air conditioning equipment: minimum 1.2 m to a lot line and not closer to a street line than the townhouse (row 7.8); roof-top external heating/air conditioning equipment is not permitted in RM4 (4.1.6.2).
- Accessory buildings and structures permitted per Table 4.1.2.2 (row 14.0, 4.1.2.1), except minimum setback to a street line is 4.5 m (row 7.9) and to an interior side lot line is 2.5 m (row 7.10).
- Minimum internal setbacks: front and side wall of a townhouse to a condominium road, sidewalk or visitor parking space 4.5 m (8.1); side wall to side wall of another dwelling 3.0 m (8.3); side wall to an internal walkway 1.5 m (8.4); rear wall to side wall of another dwelling 10.0 m (8.5); rear wall to rear wall of another dwelling 15.0 m (8.6); rear wall to a condominium road or walkway 7.5 m (8.7).
- Maximum projections (see also 4.1.7 and 4.1.8): porch or deck at or below the first storey, inclusive of stairs, on the front and/or side wall 1.6 m (9.1), on the rear wall 5.0 m (9.2); rear platform with a driveway, condominium road and/or aisle beneath 6.0 m provided the platform is set back at least 3.0 m from a lot line (9.3); awning on front or side wall 0.6 m (9.4); balcony on front, side or rear wall 1.0 m (9.5); window, chimney, pilaster or corbel, window well, and stairs with a maximum of three risers 0.6 m (9.6).
- Attached garage permitted, subject to Table 4.1.12.1 Garage Regulations (row 11.1, 4.1.12.1); the one-garage-per-lot limit in 4.1.12.5 does not apply in RM4.
- Maximum driveway width: 3.0 m (row 11.4; see also Subsection 4.1.9). Article 4.1.9A.1 (greater driveway width from an exception zone or minor variance) does not apply to RM4 lands (4.1.9A.2).
- Visitor parking space setbacks: 4.5 m to a street (12.1); 3.0 m to any other lot line (12.2).
- Parking structure setback to any lot line: 6.0 m if constructed above or partially above finished grade (12.3); 3.0 m if completely below finished grade (12.4).
- Condominium road/aisle minimum width 7.0 m (13.1), or 6.0 m with an abutting parallel visitor parking space (13.2); condominium roads and aisles may be shared with abutting lands zoned for back to back and stacked townhouses, townhouses or apartments (13.3); minimum sidewalk width 2.0 m (13.4).
- Site-specific exception zones RM4-1 to RM4-80 exist (Section 4.10.2); special provisions apply to 2620 Chalkwell Close and 2155 Leanne Drive (see Amendments, Page A1-1).
