A residential zone for townhouses on a private condominium (CEC) road, with small lots of at least 115 m² and 5.0 m frontage, up to 3 storeys or 10.7 m tall, at least 25% landscaped area, and a required attached garage.

  • Minimum setback from a garage face to a street, CEC - road or CEC - sidewalk: 6.0 m (Lines 6.2, 7.5).
  • Yard, encroachment and setback lines marked (3) are subject also to Subsections 4.1.7 and 4.1.8.
  • Maximum encroachment of a porch or deck (inclusive of stairs, at or below the first storey) into the required front and exterior side yards: 1.5 m (Line 12.1).
  • Maximum encroachment of an awning, window, chimney, pilaster or corbel, window well, and stairs with a maximum of three risers into the required front and exterior side yards: 0.6 m (Line 12.2).
  • Maximum encroachment of a porch or deck (inclusive of stairs, at or below the first storey) or awning into the required rear yard: 5.0 m (Line 12.3).
  • For a townhouse lot requiring a 0.0 m interior side yard, a porch or deck in the rear yard may also have a 0.0 m setback to that interior side lot line (Line 12.4).
  • Maximum encroachment of a balcony, window, chimney, pilaster or corbel, window well, and stairs with a maximum of three risers into the required rear yard: 1.0 m (Line 12.5).
  • Minimum setback of a townhouse to a CEC - visitor parking space: 3.3 m (Line 12.6).
  • Minimum setback of a townhouse to a CEC - amenity area: 1.5 m (Line 12.7).
  • Attached garage required; must comply with Table 4.1.12.1 - Garage Regulations (Line 13.1, Subsection 4.1.12).
  • Minimum parking spaces per Part 3 of the By-law; minimum visitor parking spaces per Part 3 and Article 4.1.14.1 (Lines 13.3, 13.4).
  • Maximum driveway width per Subsection 4.1.9; a maximum of one driveway per lot (Article 4.1.9.1.2).
  • Minimum width of a CEC - road: 7.0 m; 6.0 m where there is an abutting parallel visitor parking space (see also Article 4.1.14.2) (Lines 14.1, 14.2).
  • CEC - roads and aisles may be shared with abutting lands having the same Base Zone and/or Exception Zone (Line 14.3).
  • Minimum width of a sidewalk: 2.0 m (Line 14.4).
  • Accessory buildings and structures permitted in compliance with Table 4.1.2.2 (Line 15.0, Subsection 4.1.2).
  • Additional Residential Units: a maximum of two attached ARUs, or one attached and one detached ARU, per lot (Table 4.1.1.1); a detached ARU is permitted only on corner lots and through lots in RM6 (Article 4.1.1.13).
  • Roof top external heating and/or air conditioning equipment are not permitted (Article 4.1.6.2).
  • All buildings must also comply with Parts 1 to 3 and Section 4.1 of the By-law.
  • 42 site-specific exception zones exist (RM6-1 to RM6-42) under Section 4.12.2; check the property's exception zone.
