R13 zone, Mississauga: R13 (Detached Dwellings - Modular Lots)
Part 4, Section 4.5.1, Table 4.5.1 (R13 column) and Figure 4.5.1 of the City of Mississauga Zoning By-law 0225-2007, as amended by 0325-2008, 0208-2022, 0182-2024.
A residential zone for detached houses on "modular" lots laid out around a shared centreline/street module, where lot sizes, frontages and setbacks are set by lot type (A, B or C) and dimensions shown on Figure 4.5.1 rather than by conventional yard rules.

- Note (2): where dimension E is measured from a street line other than Tenth Line West, the minimum is increased by 2.0 m (i.e. 4.0 m).
- Note (3): where E and F are measured from the street line of Tenth Line West, minimums are increased by 6.0 m and 5.0 m respectively (i.e. E 8.0 m, F 7.0 m).

- Maximum one driveway per lot (Article 4.1.9.1.2).
- Accessory structure gross floor area shall not exceed 10% of the lot area, must be within the buildable area on Figure 4.5.1 and only to the rear of the dwelling and/or garage (line 13.1).
- Accessory buildings/structures of 10 m² or less GFA and 4.6 m or less in height may be outside the buildable area if to the rear of the dwelling and/or garage and at least 1.0 m from any lot line (line 13.2).
- Accessory buildings and structures also subject to Table 4.1.2.2 (Article 4.1.2.1).
- Landscaped areas 1, 2, 3, 4 and 4a must be provided outside the buildable area (Figure 4.5.1 note 5); 'minimum landscaped area' is open unobstructed space suitable for grass/plantings and may contain fences, trellises, patios, patio decks, swimming pool facilities, play equipment and an accessory building or structure not exceeding 10 m² (note 5).
- Site development standards apply to lots on both sides of the street and its centreline projection (Figure 4.5.1 note 1).
- Roof top external heating and/or air conditioning equipment not permitted (Article 4.1.6.2).
- All buildings must also comply with Parts 1 to 3 and Section 4.1 of the By-law.
- Exception zones R13-1, R13-2 and R13-3 exist (Section 4.5.3); see Article 1.1.2.3.
