Other provisions in this section

  • Street townhouses permitted only on lots in the Orchard Community (bounded by Upper Middle Road south, Bronte Creek Valley east, Dundas Street/CN rail line north, Appleby Line west) - Table 7 note (4).
  • Street townhouses in LN1 follow the LN8 zone requirements in s.7.7 (Table 12: min lot area 160 m² / 145 m² on private street; min frontage 6 m / 5.5 m on private street / 9 m corner lot; front yard 3 m; rear yard 6 m; interior side yard 1.2 m, none at a common wall, 4 m when abutting a detached/semi-detached dwelling in LN4-LN6; exterior side yard 3 m; front yard soft landscaped open space 25%; max 8 attached units), except maximum building height is 11.5 m peaked roof / 7.5 m flat roof (s.7.5).
  • Accessory buildings and structures are regulated by Section 5.2 (s.7.3 a, 7.4 a).
  • Total width of all private garage door openings facing a street shall not exceed 50% of the width of the building elevation (detached, s.7.3 b i) or of the building (semi-detached, s.7.4 b i; street townhouse, s.7.7 d i).
  • Detached dwellings: an attached garage with a door facing a street may not project beyond the longest street-facing wall containing residential floor area on the first storey, or beyond an attached porch on that wall (s.7.3 b ii).
  • Maximum height above grade of any pedestrian entrance facing a front or exterior side yard is 7 stair risers (s.7.3 b iii; 7.4 b iii; 7.7 d ii).
  • Where a detached private garage is in the rear yard of a detached dwelling, the interior side yard leading to it shall be at least 3 m (Table 8 note 4).
  • Semi-detached: no interior side yard setback required where the interior side lot line shares a common wall (Table 9 note 3).
  • Front yard and exterior side yard may be reduced to the established front/exterior side yard provided at least 1 m setback from the street line (Table 8 note 1; Table 9 note 1 for front yard and/or exterior side yard).
  • The 20 m maximum building depth (s.7.3 b iv, 7.4 b ii), 45% coverage with additional residential units (note 2), corner-lot 4.5 m rear yard (Table 8 note 3), and the Alton/Orchard and Lakeshore height increases (notes 5/6) apply only to other LN zones, not to the LN1 column.
