  • Encroachments (s.28.5; Part 1 s.2.3 and 2.13 apply as amended): porches may encroach up to 1.5 m into the required front yard and street side yard; on lots abutting an REV1 zone balconies are only permitted in a front or street side yard; balconies on a front or street-side-facing wall may project up to 2.5 m beyond the wall, to within 1.5 m of the property line; a rooftop terrace is subject to the principal building setbacks of the storey below; bay windows, balconies, vestibules, fire escapes and open stairways may not project into a required side yard.
  • Townhouse and Street Townhouse buildings shall not exceed 60 m in length (s.28.6(c)).
  • Amenity area (s.28.7(a)): none required for Street Townhouse (excluding POTL); Townhouse requires at least one common amenity area of at least 100 m2, or a total common amenity area of 6 m2 per unit, whichever is greater.
  • Privacy area (s.28.7(b)): none required for Street Townhouse (excluding POTL); Townhouse 20 m2 per unit.
  • Landscape area (s.28.8): none required for Street Townhouse (excluding POTL); Townhouse 1.5 m abutting a public street.
  • Loading (s.28.9): notwithstanding Part 1 s.2.25.3, no loading space is required for residential buildings 4 storeys or more in height.
  • Street Townhouse on a Parcel of Tied Land (POTL) (s.28.10, Table 2.28.3; Part 1 s.2.33 applies): lot width 4.6 m, lot area 95 m2, front and street side yard 3 m, rear yard 3 m, side yard 1.2 m, yard abutting a utility easement 2.5 m; where the POTL fronts a public street, City-owned walkway or park, the narrowest frontage abutting it is the front lot line.
  • POTL parking: 2 spaces per unit (s.28.10(b)); no loading space required for buildings 4 storeys or more (s.28.10(c)).
  • POTL driveways (s.28.10(d)): only in a rear or side yard adjacent to a condominium common-element road/laneway; no vehicular access to a public street, City-owned walkway or park; minimum driveway length 3 m; maximum driveway width 3 m on a lot narrower than 5.5 m, 5.5 m on a lot 5.5 m or wider. Walkways in any yard max 1.5 m wide (e). Any part of a required front, rear or street side yard not occupied by a driveway, walkway, porch or deck must be landscaped open space (f).
  • POTL: lot coverage no maximum (g); encroachments per s.28.5 (h); height and built form per s.28.6 (i); amenity area none required (j); privacy area 20 m2 (k).
  • POTL fences and walls (s.28.10(l); Part 1 s.2.4.1 as amended): maximum height 1 m; minimum setback 1 m from a lot line abutting a condominium common-element road/laneway; minimum setback 0.3 m from a front or street side lot line or utility easement.
  • POTL privacy screens (s.28.10(m)): only on a rooftop terrace or balcony, on the side or street side elevations of a deck, or on the side (excluding street side) elevations of a porch; a rooftop terrace may be enclosed by privacy screens on all sides; setback 1.5 m from a front, street side or rear lot line; no maximum combined length per unit.
  • Part 2 s.1 general provisions: Holding 'H' prefix per Part 11 s.1.1-1.2; accessory buildings per Part 1 s.2.2; patios/decks s.2.3; fencing s.2.4; swimming pools s.2.5; lands adjacent to Lake Ontario/Burlington Bay s.2.30; 'L'-shaped detached dwelling forming a 4.5 m x 6.5 m parking space uses the side yard for a dwelling with an attached garage; parking lots set back 4.5 m from a street line.

Enclosed parking structures more than 1.6 m above grade follow principal building yards; below grade/up to 1.6 m above grade set back 3 m from a street line; may not encroach into a required landscape buffer abutting a residential zone (s.1(j)).
  • Part 2 s.2 prohibited uses (in addition to Part 1 s.2.22): parking/storing a motor vehicle over 3000 kg registered gross weight, 6 m long or 2.6 m high (except recreational vehicles); vehicles with a stake body; recreational vehicles or utility trailers with load exceeding 3.6 m combined height; and any vehicle, trailer, boat or similar conveyance within a landscaped open space area.
