A low-rise residential zone for detached and semi-detached houses on small lots (about 9 m wide) with 3 m front setbacks and up to 50% lot coverage.

Other provisions in this section
- Regulations for accessory buildings and structures are set out in Section 5.2 (s.7.3a, 7.4a).
- Total width of all private garage door openings facing a street shall not exceed 50% of the width of the building elevation (detached, s.7.3b.i) or of the building (semi-detached, s.7.4b.i).
- Detached dwellings: an attached private garage with a garage door facing a street may not project beyond the longest street-facing first-storey wall containing residential floor area, or past a porch attached to that wall (s.7.3b.ii).
- Maximum height above grade of any pedestrian entrance facing a front yard or exterior side yard is 7 stair risers (s.7.3b.iii, s.7.4b.iii).
- Semi-detached standards in Table 9 apply to each semi-detached dwelling unit (s.7.4a).
- Table 9 for semi-detached: min lot area 165 m2, min lot frontage 6.5 m, min front yard 3 m (1), max lot coverage 50%, min rear yard 7 m, min interior side yard 0.6 m (no setback where the side lot line shares a common wall), min exterior side yard 3 m, 30% front yard soft landscaped open space, max height 10 m peaked / 7.5 m flat.
- Front yard / exterior side yard may be reduced to the established yard provided a minimum 1 m setback from the street line (Table 8 note 1; Table 9 note 1).
- Maximum building height rises to 14 m peaked / 10 m flat in the Alton Community (bounded by Highway 407, Appleby Line and Dundas Street) and Orchard Community (bounded by Upper Middle Road, Bronte Creek Valley, Dundas Street/CN rail line and Appleby Line) (Table 8 note 5; Table 9 note 4).
- Maximum building height rises to 13 m peaked / 10 m flat for properties with a front or exterior side yard abutting Lakeshore Road and North Shore Boulevard and all properties south of them; for through lots the front building elevation determines the front of the lot (Table 8 note 6; Table 9 note 5).
- Where a detached private garage is in the rear yard of a detached dwelling, the minimum interior side yard leading to it is 3 m (Table 8 note 4).
- Street townhouses, cluster homes, other townhouse forms, apartment buildings and non-residential uses are not permitted in LN2 (Table 7).
