A low-rise neighbourhood zone that allows existing houses, new houses that include at least one extra attached unit, semi-detached houses and all forms of townhouses, plus apartment buildings and small shops or restaurants on certain main streets.

Other provisions in this section

  • Detached dwellings in LN8 use the LN1 requirements of Section 7.3 (Table 8) (s.7.7 a); semi-detached dwellings use the LN1 requirements of Section 7.4 (Table 9) except max building height is 14 m peaked roof / 10 m flat roof (s.7.7 b).
  • Detached/semi-detached lot coverage stays 50% in LN8: the 45% coverage allowance for lots with additional residential units (Table 8 note 2 / Table 9 note 2) is marked only on the LN3-LN6 columns, not LN1.
  • Detached: minimum interior side yard leading to a detached private garage in the rear yard is 3 m (Table 8 note 4).
  • Detached and semi-detached: total width of private garage door openings facing a street shall not exceed 50% of the building elevation/building width (s.7.3 b i, s.7.4 b i).
  • Detached: an attached garage with a street-facing door may not project beyond the longest street-facing wall with residential floor area on the first storey, or beyond an attached porch (s.7.3 b ii).
  • All dwelling types: maximum height above grade of any pedestrian entrance facing a front or exterior side yard is 7 stair risers (s.7.3 b iii, 7.4 b iii, 7.7 d ii, e vi, f i, h i).
  • Accessory buildings and structures for detached and semi-detached dwellings are regulated by Section 5.2.
  • Street and back-to-back townhouses: total width of private garage door openings facing a street shall not exceed 50% of its building elevation (s.7.7 d i).
  • Back-to-back townhouse: minimum lot depth or unit depth 13 m (s.7.7 d iii); for multiple back-to-back townhouses on one lot, the lot area, lot frontage and amenity area regulations apply to each unit (Table 12 note 9).

  • Stacked townhouse, stacked back-to-back townhouse and apartment building: maximum building length 60 m (Table 13); same building separation and roadway/parking distances as block townhouses (s.7.7 h iii-v); fourth storey must step back at least 3 m when abutting a detached/semi-detached dwelling in an LN4, LN5 or LN6 zone (s.7.7 h ii).
  • Townhouses (Table 12 note 7) and Table 13 forms (note 2): where abutting a detached or semi-detached dwelling in an LN4, LN5 or LN6 zone the abutting interior side yard is minimum 4 m (and rear yard 7.5 m for Table 13 forms).
  • Non-residential uses combined in an integrated planned development with common parking and driveways use the Retail Centre off-street parking standard in Table 3 (s.7.7 i).
  • Apartment buildings only on lots fronting a Major Arterial, Multi-Purpose Arterial, Urban Avenue, Main Street or Neighbourhood Connector (Schedule B, Part 10); personal service, restaurants and retail only on the ground floor of a street townhouse or apartment building adjacent to a Major Arterial, Multi-Purpose Arterial, Urban Avenue or Main Street, max 300 m2 GFA (Table 7 notes 5, 6).
