A residential zone in Burlington's Orchard Community that allows detached, semi-detached, duplex, triplex, fourplex, townhouse, street townhouse and stacked townhouse homes on small lots (as small as 7.5 m wide and 250 m² for a detached house), with a 2-storey height limit (stacked townhouses 2 storeys minimum, 3 storeys maximum) and lot coverage of 50% (60% for townhouse forms).

- Built form (s.18.8(b)): a detached garage in a rear yard abutting a public or private lane may be built to the rear lot line, set back 90 cm from a side lot line and 3 m from a side lot line abutting a street; must be 6 m from a dwelling on the same lot; must be accessed from a lane only.
- Built form (s.18.8(c)): minimum 4.5 m between exterior walls of two townhouse or stacked townhouse buildings where facing walls contain habitable-room windows; 2 m where they do not.
- Built form (s.18.8(d)): Street Townhouse buildings shall not exceed 62 m in length.
- Built form (s.18.8(e)): grade level access between front and rear yards not required for street townhouse units less than 7.65 m wide.
- Landscape buffer (s.18.9): Townhouse and Stacked Townhouse abutting any other residential use, 3 m.
- Encroachments (s.18.10, notwithstanding Part 1 s.2.13): porches, stairs and canopies may encroach into a required yard abutting a street of deemed width 26 m or greater provided a 2 m setback from the street line is kept; may encroach 3 m maximum into a required rear yard; where the side yard is less than 1.2 m the encroachment shall be no closer than 60 cm to the lot line.

- General (Part 2 s.1): Holding 'H' prefix per Part 11 s.1.1-1.2; accessory buildings Part 1 s.2.2; patios/decks s.2.3; fences and privacy screens s.2.4; pools s.2.5; lands adjacent to Lake Ontario and Burlington Bay s.2.30.
- General (Part 2 s.1(g)), 'L' shape dwellings: where the front elevation of a detached dwelling without an attached garage or carport is designed in an 'L' shape forming one side and one end of a parking space 4.5 m wide by 6.5 m long, the required side yard is the same as for a detached dwelling with an attached garage or carport.
- General (Part 2 s.1(h)-(i)): parking lots set back 4.5 m from a street line; for townhouses, back-to-back and stacked townhouses, cluster homes and apartment buildings up to 3 storeys, driveways and parking lots set back 3 m from a building wall containing habitable-room windows (not applicable where the space and driveway are for the exclusive use of the unit occupant); parking spaces set back at least 6 m from an R1, R2, R3, LN3, LN4, LN5 or LN6 zone.
- General (Part 2 s.1(j)): an enclosed parking structure extending more than 1.6 m above finished grade is subject to the principal building's yard requirements; one below grade and up to 1.6 m above grade is set back 3 m from a street line; no parking structure, below or above grade, may encroach into a required landscape buffer abutting a residential zone.
- Prohibited (Part 2 s.2, in addition to Part 1 s.2.22): parking/storing motor vehicles over 3000 kg registered GVW, 6 m overall length or 2.6 m overall height (except recreational vehicles); stake-body vehicles; recreational vehicles on or off a trailer, or utility trailers including load, over 3.6 m combined height; any motor vehicle, motorcycle, snowmobile, jetski, trailer, recreational vehicle, boat or similar conveyance within a landscaped open space area.
