A high-density residential zone in Burlington's Uptown Mixed Use Centre for townhouses, stacked townhouses, apartments and retirement homes at 50 to 100 units per hectare, with some ground-floor shops, restaurants and offices allowed.

- Separation distance of 30 m from a railway right-of-way for land uses sensitive to railway rights-of-way (Table 7.4.1).
- Yard abutting a PC or P zone: 6 m; yard abutting a pipeline easement: 7 m; building setback abutting a creek block: 3 m (Table 7.4.1).
- Landscape buffer of 4.5 m abutting a URM zone (Street Townhouses excepted) (s.4.3).
- Lots abutting O2 lands at the top-of-bank of Sheldon Creek may include the O2 land above the top-of-bank in Density, Lot Coverage and Landscape Area calculations, but not to increase maximum retail floor area (s.4.4).
- Enclosed occupant parking at 1.25 spaces per unit for units exceeding a density of 100 units per hectare (s.4.5(b)).
- Apartment buildings: driveways and parking spaces set back 2 m from a window of a habitable room in ground-floor or below-grade dwelling units; driveways and parking spaces set back at least 6 m from URM zones (s.4.5(c)).
- Parking of trucks and trailers prohibited except while loading/unloading, for customer use, belonging to the owner or tenant, or used for charitable purposes (s.4.5(d)).
- Parking lots divided into parking areas of 150 spaces maximum separated by a 3 m landscape area; the landscape area may contain a 2.0 m walkway if it is at least 4.5 m wide (Table 7.4.2).
- Parking lots set back a minimum of 3 m from any street line, reducible to 1 m where a decorative wall or fence not over 1.2 m high screens the lot from the street (Table 7.4.2).
- No parking lot or driveway within 3 m of a window of a habitable room in a basement or ground-floor dwelling unit (2 m for apartment buildings) (Table 7.4.2).
- Outside storage limited to merchandise displayed for retail sale, not stored in a vehicle; perishable waste kept in refrigerated storage inside or in a below-grade sealed deep collection container; non-perishable waste stored outside on lands abutting a URM zone must be in a solid screen enclosure per Part 1, s.2.2.3 (s.4.6).
- Loading/unloading not within 7.5 m of a URM zone; loading docks screened from an adjoining URM zone (s.4.7).
- Drive-through facilities: landscaping to screen street-facing elevations; restaurant external conveyor pick-up systems not permitted in a yard abutting a street and set back 15 m from a URM zone; intercom ordering stations set back 15 m from a URM zone; freestanding facilities for other uses set back 15 m from a URM zone (s.4.8).
- Retail sales within an industrial use limited to 15% of total floor area, or 25% if total floor area is under 1000 m2 (s.4.9).
- Amenity area for apartment dwelling units and retirement homes: 20 m2 per unit (s.4.10).
- Balconies not permitted on building elevations facing Corporate Drive (s.4.11).
- On lands abutting a URM zone, fencing of minimum 1.8 m height (solid screen or chain-link with dense year-round planting) along the common boundary (s.4.12).
- Multiple contiguous lots developed under a single comprehensive site plan are deemed one lot for applying zoning regulations (s.4.14).
- Prohibited uses in addition to Part 1, s.2.22: propane cylinder handling facility, bulk propane storage depot, parking structures and parking lots as a principal use, video game/pinball arcade, adult entertainment establishment; residential uses are subject to Part 2, Subsection 2 Prohibited Uses (s.3).
- Holding 'H' prefix: uses per Part 11, s.1.1; development deemed premature until the H is removed per Part 11, s.1.2 (s.1(a)).
- Accessory buildings per Part 1 s.2.2; patios and decks s.2.3; fencing s.2.4; swimming pools s.2.5; general parking s.2.26; parking spaces, driveways and parking structures per Part 2, Subsection 1 (s.1).
