A low-rise residential zone for detached and semi-detached houses on mid-sized lots (at least 12 m wide and 360 m² for a detached house), with a 6 m front setback and a height limit of about 10 m.

Other provisions in this section
- Permitted uses (Table 7): detached dwelling (P) and semi-detached dwelling (P); all townhouse forms, cluster homes, apartment buildings and non-residential uses are not permitted in LN3.
- Purpose (s.7.1): LN1-LN6 zones accommodate detached dwellings, semi-detached dwellings and, in the Orchard Community, street townhouses (street townhouses are permitted only in LN1 per Table 7 note (4), not LN3).
- Accessory buildings and structures: regulated by Section 5.2 (s.7.3(a), s.7.4(a)).
- Semi-detached dwellings (Table 9, per dwelling unit): min lot area 270 m²; min lot frontage 9 m; min front yard 6 m (1); max lot coverage 40% (2); min rear yard 7.5 m; min interior side yard 1.2 m (3); min exterior side yard 4.5 m; min front yard soft landscaped open space 30%; max height 10 m peaked / 7.5 m flat (5).
- Semi-detached note (3): where an interior side lot line shares a common wall, no setback is required.
- Detached note (3): on a corner lot the rear yard may be 4.5 m.
- Detached note (4): where a detached private garage is in the rear yard, the minimum interior side yard leading to the rear yard garage shall be 3 m.
- Lot coverage note (2) (Tables 8 and 9): maximum lot coverage on a lot with one or more additional residential units shall be 45%.
- Front/exterior side yard note (1) (Tables 8 and 9): may be reduced to the established front and/or exterior side yard, provided a minimum setback of 1 m from the street line.
- Height note (Table 8 note 6 / Table 9 note 5): properties with a front or exterior side yard abutting Lakeshore Road and North Shore Boulevard, and all properties south of them, max height 13 m peaked roof / 10 m flat roof; for through lots the front building elevation determines the front of the lot.
- Detached dwellings (s.7.3(b)(i)): total width of all private garage door openings facing a street shall not exceed 50% of the width of its building elevation.
- Detached dwellings (s.7.3(b)(ii)): an attached private garage with a garage door facing a street may not project beyond the longest street-facing wall containing residential floor area on the first storey, or beyond an attached porch on that wall.
- Detached and semi-detached dwellings (s.7.3(b)(iii), s.7.4(b)(iii)): maximum height above grade of any pedestrian entrance facing a front yard or exterior side yard is 7 stair risers.
- Semi-detached dwellings (s.7.4(b)(i)): total width of all private garage door openings facing a street shall not exceed 50% of the width of the building.
- The 20 m maximum building depth (s.7.3(b)(iv), s.7.4(b)(ii)) applies only in LN5 and LN6, not LN3. The Alton/Orchard Community 14 m / 10 m height note applies only to LN2 (Table 8 note 5, Table 9 note 4), not LN3.
