A large-lot residential zone for detached and semi-detached houses on lots of at least 925 m² (detached) with 24 m of frontage, deep 9 m front and rear yards and a 35% building coverage cap.

Other provisions in this section
- Zone purpose (s.7.1): to accommodate detached dwellings, semi-detached dwellings and, in the Orchard Community, street townhouses (street townhouses are not listed as permitted in the LN6 column of Table 7).
- Cluster homes, all townhouse forms, apartment buildings and non-residential uses are not permitted in LN6 (Table 7).
- Accessory buildings and structures are regulated by Section 5.2 (s.7.3 a, s.7.4 a).
- Table 9 standards apply to each semi-detached dwelling unit (s.7.4 a).
- Maximum building depth in LN6 is 20 m, measured from the minimum required front yard or established front yard to the wall more than 0.5 m above grade closest to the rear lot line (detached s.7.3 b iv; semi-detached s.7.4 b ii).
- Detached dwellings: total width of all private garage door openings facing a street shall not exceed 50% of the width of its building elevation (s.7.3 b i).
- Semi-detached dwellings: total width of all private garage door openings facing a street shall not exceed 50% of the width of the building (s.7.4 b i).
- Detached dwellings: an attached private garage with a garage door facing a street may not project beyond the longest street-facing wall containing residential floor area on the first storey, or beyond a porch attached to that wall (s.7.3 b ii).
- Maximum height above grade of any pedestrian entrance facing a front yard or exterior side yard is 7 stair risers (s.7.3 b iii; s.7.4 b iii).
- Front yard and exterior side yard may be reduced to the established front/exterior side yard provided there is a minimum setback of 1 m from the street line (Table 8 note 1; Table 9 note 1).
- Maximum lot coverage rises to 45% on a lot with one or more additional residential units (Table 8 note 2; Table 9 note 2).
- Detached dwelling on a corner lot: rear yard may be 4.5 m (Table 8 note 3).
- Detached dwelling with a detached private garage in the rear yard: interior side yard leading to the garage shall be 3 m (Table 8 note 4).
- Semi-detached dwelling: no setback required where an interior side lot line shares a common wall (Table 9 note 3).
- Lakeshore Road / North Shore Boulevard frontage and all properties south of them: maximum building height 13 m peaked roof or 10 m flat roof (Table 8 note 6; Table 9 note 5).
- The Alton/Orchard Community height increase (14 m peaked / 10 m flat) is cited only for the LN2 column, not LN6.
