Other provisions in this section
- Yard abutting a utility easement (Table 2.27.2): 2.5 m for the dwelling, 5.5 m for a garage, 5 m for storeys above a garage.
- Garage front/street side setback (Table 2.27.1 footnote (a)): 5.5 m applies only to the garage entrance elevation; otherwise the garage is set back 3 m from a street line.
- Maximum driveway width (Table 2.27.3, s.27.3, amending Part 1 s.2.24) for detached, semi-detached or duplex by front or street side lot width: less than 9 m = 3 m; 9 m to less than 16 m = 5.5 m; 16 m or more = 8.5 m.
- In addition to the maximum driveway width, one walkway up to 1.5 m wide is permitted (s.27.3(a)).
- The remaining lot area between the street line and a building elevation facing the street must be landscaped open space (s.27.3(b)).
- A maximum of one driveway per property (s.27.3(c)).
- Encroachments (s.27.4, amending Part 1 s.2.3 and 2.13): porches may encroach up to 1.5 m into the required front yard and street side yard.
- Balconies are permitted only in a front yard or street side yard, or in a side yard abutting an Open Space zone (s.27.4(b)); such balconies may project up to 2.5 m beyond the building wall, to within 1.5 m of the property line (s.27.4(c)).
- A bay window, balcony, vestibule, fire escape or open stairway may not project into a required side yard (s.27.4(d)).
- Building height (s.27.5): Part 1 s.2.31 applies except 2-storey peaked-roof buildings max 12 m; peaked-roof buildings max 2.5 storeys and 13 m.
- Additional residential units are permitted subject to Part 1, Subsection 2.21(u) (Table 2.26.1 note (b)).
- Holding 'H' prefix: uses per Part 11 s.1.1; development premature until the H is removed per Part 11 s.1.2 (Part 2 s.1(a)).
- Accessory buildings, patios and decks, fences and privacy screens, swimming pools, and lands adjacent to Lake Ontario/Burlington Bay are governed by Part 1 s.2.2, 2.3, 2.4, 2.5 and 2.30 respectively (Part 2 s.1(b)-(f)).
- L-shaped detached dwellings without an attached garage/carport that form one side and one end of a 4.5 m x 6.5 m parking space use the side yard required for a dwelling with an attached garage (Part 2 s.1(g)).
- Parking lots must be set back 4.5 m from a street line (Part 2 s.1(h)); enclosed parking structures more than 1.6 m above grade follow principal building yards, those up to 1.6 m above grade are set back 3 m from a street line (Part 2 s.1(j)).
- Prohibited (Part 2 s.2, in addition to the uses prohibited by Part 1, Subsection 2.22): parking/storing a motor vehicle (other than an RV) over 3000 kg GVW, 6 m long or 2.6 m high; stake-body vehicles; RVs or utility trailers exceeding 3.6 m combined height; and any vehicle, trailer, boat etc. within a landscaped open space area.
