A low-rise residential zone for detached and semi-detached houses on mid-sized lots (at least 15 m wide and 425 m² for a detached house), with houses up to 10 m tall for a peaked roof.

Other provisions in this section

  • Permitted uses (Table 7): detached dwelling and semi-detached dwelling only; cluster homes, all townhouse types, apartment buildings and non-residential uses are not permitted in LN4.
  • Regulations for accessory buildings and structures are set out in Section 5.2 (ss. 7.3 a), 7.4 a)).
  • Detached dwellings (s.7.3 b) i): total width of all private garage door openings facing a street shall not exceed 50% of the width of its building elevation.
  • Detached dwellings (s.7.3 b) ii): an attached private garage with a garage door facing a street may not project beyond the longest street-facing wall containing residential floor area on the first storey, or past a porch attached to that wall.
  • Detached and semi-detached dwellings (s.7.3 b) iii, s.7.4 b) iii): maximum height above grade of any pedestrian entrance facing a front yard or exterior side yard is 7 stair risers.
  • Semi-detached dwellings (s.7.4 b) i): total width of all private garage door openings facing a street shall not exceed 50% of the width of the building.
  • Table 9 standards apply to each semi-detached dwelling unit (s.7.4 a)).
  • Maximum lot coverage on a lot with one or more additional residential units is 45% (Table 8 note 2; Table 9 note 2).
  • Front yard may be reduced to the established front yard, provided a minimum 1 m setback from the street line (Table 8 note 1, detached; Table 9 note 1, semi-detached). For the exterior side yard this reduction is referenced only in the detached table (Table 8 note 1); the LN4 semi-detached exterior side yard in Table 9 carries no note.
  • Detached dwelling on a corner lot: rear yard may be 4.5 m (Table 8 note 3).
  • Detached dwelling with a detached private garage in the rear yard: interior side yard leading to the garage shall be 3 m (Table 8 note 4).
  • Semi-detached: no setback required on an interior side lot line that shares a common wall (Table 9 note 3).
  • Lakeshore Road / North Shore Boulevard properties (abutting or south of): maximum building height 13 m peaked roof / 10 m flat roof (Table 8 note 6; Table 9 note 5).
  • The 20 m maximum building depth (s.7.3 b) iv, s.7.4 b) ii) applies only to LN5 and LN6, not LN4.
  • The Alton/Orchard Community 14 m / 10 m height note (Table 8 note 5, Table 9 note 4) is not referenced in the LN4 column.
