A medium-density residential zone for stacked townhouses, back-to-back townhouses and apartment buildings up to 3 storeys on larger lots, which also allows detached, semi-detached, duplex, triplex, fourplex and townhouse dwellings under the rules of other residential zones.

  • Table 2.10.1 amenity area: stacked townhouse / apartment building 25 m² for each bedroom in a unit and 15 m² for each efficiency unit; back-to-back townhouse 25 m² per unit (footnote b); not applicable to community institution / lodge.
  • Footnote (b): each back-to-back townhouse development must have at least one common amenity area of minimum 100 m², or a total common amenity area of 6 m² per back-to-back unit, whichever is greater; may include decorative accessory structures (gazebo, arbor, pergola) and playground equipment, but not other accessory buildings, unitary equipment, mailboxes or above-ground utility boxes.

  • Section 1(g): a detached dwelling without an attached garage/carport built in an 'L' shape forming one side and one end of a 4.5 m x 6.5 m parking space uses the side yard required for a detached dwelling with an attached garage or carport.
  • Section 1(h): parking lots set back 4.5 m from a street line.
  • Section 1(i)(i): for townhouses, back-to-back townhouses, stacked townhouses, cluster homes and apartment buildings up to 3 storeys, driveways and parking lots set back 3 m from a building wall containing habitable-room windows (not applicable where the space/driveway is for the unit occupant's exclusive use); parking spaces set back at least 6 m from an R1, R2, R3, LN3, LN4, LN5, LN6 zone.
  • Section 1(i)(ii): for apartment buildings 4 storeys or more, driveways set back 9 m and parking spaces 6 m from a habitable-room window of a ground-floor or basement unit; driveways and parking spaces set back 6 m from an R1, R2, R3, LN3, LN4, LN5, LN6 zone.
  • Section 1(j): an enclosed parking structure extending more than 1.6 m above finished grade is subject to the same yard requirements as a principal building; one below grade and up to 1.6 m above grade must be set back 3 m from a street line; no parking structure may encroach into a required landscape buffer abutting a residential zone.
  • Section 2 prohibited uses (in addition to Part 1 s.2.22): parking/storing a motor vehicle (other than a recreational vehicle) exceeding 3000 kg registered gross vehicle weight, 6 m overall length or 2.6 m overall height; parking/storing a stake-body vehicle; parking/storing a recreational vehicle or utility trailer (including load) exceeding a combined height of 3.6 m; parking/storing any vehicle, trailer, boat or similar conveyance within a landscaped open space area.
  • Table 2.7.1 footnote (f): lodge/fraternity/private club and community institution permitted only on lands abutting a street having a deemed width of 26 m or greater.
