LN5 zone, Burlington: Low-Rise Neighbourhood 5

By-law 09-2026 Part 7, Sections 7.1-7.4 (Table 7, Table 8, Table 9) of the City of Burlington Zoning By-law 09-2026 / 2020.

A low-rise residential zone for detached and semi-detached houses on larger lots (at least 680 m² and 18 m wide for a detached house), with a 10 m peaked-roof height limit and a 35% lot coverage cap.

Properties with a front or exterior side yard abutting Lakeshore Road or North Shore Boulevard, and all properties south of them: 13 m peaked / 10 m flat; for through lots the front building elevation determines the front of the lot (Table 8 note 6 / Table 9 note 5).

Other provisions in this section

  • Zone purpose (s.7.1): LN1-LN6 accommodate detached dwellings, semi-detached dwellings and, in the Orchard Community, street townhouses (street townhouses are permitted only in LN1 per Table 7 note 4, not in LN5).
  • Table 7: cluster homes, all townhouse forms, apartment buildings and all non-residential uses (personal service, restaurants, retail store) are not permitted in LN5.
  • Accessory buildings and structures are regulated by Section 5.2 (s.7.3 a) and s.7.4 a)): not permitted in a front yard or required exterior side yard; floor area counts toward lot coverage and shall not exceed 10% of the lot area (except an approved additional residential unit - detached); Table 1 standards — 0.6 m minimum setback to the rear lot line, 0.6 m to the interior side lot line, exterior side setback same as required for the principal building, maximum 0.5 m roof overhang, maximum height 4.6 m peaked / 3.5 m flat.
  • Maximum building depth (LN5 and LN6, detached and semi-detached): 20 m, measured from the minimum required front yard or established front yard to the wall more than 0.5 m above grade closest to the rear lot line (s.7.3 b) iv; s.7.4 b) ii).
  • Detached dwellings: total width of all private garage door openings facing a street shall not exceed 50% of the width of its building elevation (s.7.3 b) i).
  • Semi-detached dwellings: total width of all private garage door openings facing a street shall not exceed 50% of the width of the building (s.7.4 b) i).
  • Detached dwellings: an attached private garage with a garage door facing a street shall not project beyond the longest street-facing wall containing residential floor area on the first storey, or, where a porch is attached to that wall, beyond the porch (s.7.3 b) ii).
  • Maximum height above grade of any pedestrian entrance facing a front yard or exterior side yard: 7 stair risers (detached s.7.3 b) iii; semi-detached s.7.4 b) iii).
  • Table 8/9 standards for semi-detached dwellings apply to each semi-detached dwelling unit (s.7.4 a)).
  • Front yard (and, for detached, exterior side yard) may be reduced to the established front or exterior side yard provided a minimum 1 m setback from the street line (Table 8 note 1; Table 9 note 1).
  • Alton Community / Orchard Community height increase (14 m peaked / 10 m flat) is noted only for LN2 (Table 8 note 5 / Table 9 note 4) and does not apply to the LN5 column.
  • Site-specific exceptions shown as a hyphenated number after the zone symbol on Schedule A are set out in Part 9 and supersede inconsistent regulations (s.2.2).
