A large-lot detached-house and rural/agricultural zone in North Aldershot where lot size depends on whether municipal water and sewer are available, houses are capped at two storeys, and each Development Area has a fixed number of new homes and a cap on paved/impervious surface.

- Maximum impervious surface cover per lot is set by Development Area in Table 9.8.1 (s.4.5, s.8): 20% in Development Areas 1, 2, 3, 4, 5(a), 7, 8, 9, 10, 11, 12; 25% in Areas 5(b) and 6; Area 13: 60% elementary school, 20% detached units, 40% other permitted built forms.
- Private garage (attached or unattached) must be no closer to the street line than the detached dwelling is to the street line (s.4.3).
- Separation distance of 30 m from a railway right-of-way for land uses sensitive to railway rights-of-way (s.4.6).
- Yard abutting a pipeline easement: 7 m rear yard and 3 m side yard (s.4.6).
- Yard abutting a P or PC zone: 6 m (s.4.6).
- 'L'-shaped detached dwelling without attached garage/carport whose front elevation forms one side and one end of a 4.5 m x 6.5 m parking space uses the side yard required for a dwelling with an attached garage/carport (s.1(f)).
- Prohibited (s.2, plus Part 1 s.2.22): parking/storage of a recreational vehicle exceeding 3000 kg registered GVW, 6 m length or 2.6 m height; any motor vehicle with a stake body; a vehicle on/off trailer or utility trailer with load exceeding 3.6 m combined height.
- Holding 'H' prefix: uses per Part 11 s.1.1; development premature until 'H' removed per Part 11 s.1.2 (s.1(a)).
- Accessory buildings/structures per Part 1 s.2.2; patios and decks per Part 1 s.2.3; fencing and privacy screens per Part 1 s.2.4; swimming pools per Part 1 s.2.5.
