A low-density residential zone in Burlington's Orchard community for detached, semi-detached and duplex homes on narrow lots (minimum 9 m lot width for a detached unit, 6.5 m per semi-detached unit), with a 50% lot coverage cap and rules on how far attached garages may project beyond the second storey.

  • Lot coverage maximum of 50% includes detached garages, accessory buildings and accessory structures (s.17.2).
  • Yard abutting a pipeline easement: 6 m; yard abutting a railway right-of-way: 30 m (Table 2.17.2).
  • Building setback abutting a creek block: rear yard 7.5 m (4.5 m if the block includes a 3 m buffer); side yard 1.5 m (Table 2.17.2).
  • Parking per Part 1, Subsection 2.25 'Off-Street Parking and Loading Requirements' (s.17.3).
  • Built form within a section of a plan of subdivision (three or more contiguous lots fronting the same street): at least one third of dwelling units must have attached garages projecting no more than 1.5 m beyond the second storey; one third may have garages projecting up to 6.5 m beyond the second storey; all others up to 3.5 m beyond the second storey (s.17.4 i-iii).
  • Not more than 8 contiguous lots shall be 9 m or less in width (s.17.4 iv).
  • Encroachments (in addition to Part 1 s.2.13): porches, stairs and canopies may encroach up to 3 m into the minimum rear yard; porches may encroach up to 1.5 m into the front yard and side yard abutting a street (s.17.5a).

  • 'L' shape detached dwelling without an attached garage or carport forming one side and one end of a 4.5 m x 6.5 m parking space: required side yard is the same as for a detached dwelling with an attached garage or carport (Part 2 s.1g).
  • Parking lots shall be set back 4.5 m from a street line (Part 2 s.1h).
  • Enclosed parking structure extending more than 1.6 m above finished grade is subject to the same yard requirements as a principal building; below grade and up to 1.6 m above grade it shall be set back 3 m from a street line; it may not encroach into a required landscape buffer abutting a residential zone (Part 2 s.1j).
  • Prohibited (Part 2 s.2, in addition to Part 1 s.2.22): parking or storing a motor vehicle (other than a recreational vehicle) exceeding 3000 kg registered gross vehicle weight, 6 m overall length or 2.6 m overall height; a motor vehicle with a stake body; a recreational vehicle or utility trailer including load exceeding a combined height of 3.6 m; parking or storage of any vehicle, motorcycle, snowmobile, jetski, trailer, boat or similar conveyance within a landscaped open space area.
